This classic New York building is turn-of-the century (pre-war / c. 1912), on the corner of Central Park West and 100th street... across the street is Central Park! It was renovated before I moved in (2004) and just had it re-painted in early July 2018. The apartment is conveniently located near subway and buses... within walking distance to over a dozen museums, and you can get almost anywhere in Manhattan within 20-40 minutes, door-to door! * Since the question comes up a lot, I am only renting this bedroom, not the entire apartment (I live in 3rd bedroom!). If you need another room, I rent out the other room in this apartment, please check out my other listing. Neighborhood Overview: The Upper West Side is a residential area of Manhattan next to Central Park. Its wonderful to be in Manhattan but not directly in the heart of the hustle n bustle of midtown (though you can be there in about 20 min!)
Notes: This is an older building so it has quirks that older buildings tend to have. Its charming an beautiful, but its not a modern building with all the amenities! Also this is a 4th floor walkup, no elevator. Any questions please ask :-)
Transit: Subway and busses are just a couple blocks away on 96th St. Can get anywhere in the city in about 20-40 min by public transportation. For people unfamiliar with the subway and bus system I recommend using (SENSITIVE CONTENTS HIDDEN) Maps to get detailed travel directions. Also if you are here for more then a few days, get a weekly metro card for unlimited rides!
Access: Guests have access to the room they rent, and the living room/kitchen.
Interaction: I work from home, so I am in my room a lot during the daytime, and often out in the evenings. I try to be home during guest checkins, but sometimes is not possible. Lets be in contact a day or two before you travel to arrange for checkin time. If not home, I can easily leave the keys in a lockbox outside the building door.
House Rules: No Smoking or drugs. Food and booze in apartment belongs to myself and roommates, but you are more then welcome to bring your own. Considerate, clean and quiet guests only... no party animals please :-) Please do not eat in the bedroom or leave food open. Food must be put away into the cabinets or fridge... this is still NYC, and we don't want an "unwelcome guests"! Please be aware that this building is a 4th floor walk up. If you were to need any assistance with your luggage just let me know I'll be glad to help. Please do not rent the room because of the piano... this is not a practice studio or a concert instrument. Guests may use the piano occasionally but its not for hours of practice a day. No events, parties, or photoshoots allowed. The apartment is in a pre-war (old early 1900's) building. It has some quirks, but the apartment itself is newly renovated. I will do whatever I can to accommodate any reasonable guest requests. Any questions - please feel free to ask!

Comments: Patrick and his roommate are very nice and always willing to help. The apartment was very clean and the room was big enough for 2 people. The bed was soft and comfy. Also they were out all the time and we basically had the whole apartment! The apartment was warm and had good Wi-fi coverage. The location is great, it is a quiet neighborhood, and everything you need is just around the corner. Highly recommended.

It was easy to move from there (subway 5 min walking) Patrick and his roommate Anthony welcomed us warmly and they tried to help us every time we needed it! Comments: My friend Cody and I came to NYC for our Spring Break, and we decided to stay in Patrick's private room. It was WONDERFUL to say the least! He was an amazing host. He wasn't there because of a business trip, but he still kept in touch and made sure we were doing alright. There was another couple staying in a different room, and it was very nice to see them every now and then. They were very friendly and kind. The room and apartment were very clean and well kept. It felt like a very comfortable hotel! We highly recommend this room to anyone. It was a perfect experience and couldn't have asked for anything better!

Comments: We had a great time in New York and we loved staying at Patrick's apartment. It was in a GREAT location. Quiet, safe and very close to the subway. It was also nice being across the street from Central Park. The room was clean and the bed comfortable. Patrick was a great host; friendly, easy going, and knows New York very well. Comments: We had a perfect journey in New York. The appartement of Patrick was very clean, and very peaceful. The subway is right on the corner and so it is very easy to get everywhere you want. the neighbourhood is very quiet, and that is very nice, to be a bit " out of " the madness of this beautifull town. Patrick was not so much at home during our stay, but when he was there he was very helpfull and gave us good and practical tips/recommendations. If we were in trouble ( it was not the case ... ) we could always reach him by text or phone. REally we had the time of our life. The bed was good, and the bathroom was very clean. It was a bit small, but good enough to stay with two people. And we could chill in the living room, making breakfast etc ... I should certainly return there.

Comments: The more I'm using the air bnb site to make my travel arrangements,the more its getting comfortable and makes travel a breeze.i share my most recent experience at Patrick's place right next to the lungs of NYC.Patrick was a great host-very warm and friendly,prompt in his communications earlier on while making the (Website hidden by Airbnb) apartment was clean and the room in which I stayed is ideal for 1-2 persons.there's a kitchen in there but why would you use it when there are a million eating joints all over NYC. Patrick's directions to the apartment were pinpoint and even to a novice like me found them easy to follow. The subway on 103rd street is close by and travelling anywhere is so easy.you don't have to stay close to the conference venues as I found out.the metro is super efficient. The location is adjacent to upper west Central Park- calm and serene. Overall I highly recommend this place and it was a pleasure to have Patrick Soluri as my host.

Some details to consider before choosing Patrick´s apartment a) It´s on 4th floor. If you have many with luggages take care b) It´s not an objection but there are many doves outside the building. Comments: My husband and my 2 year old son spent almost 2 weeks at Patrick's place and had a really good time. The photos and description on the website are very honest...what you see is what you get! The place is clean, the bedroom has enough space, the bed is very comfortable and you can get a good night rest away from the very busy midtown and downtown. The apartment is just in front of beautiful Central Park (with loads of play grounds) and very close to the subway that takes you everywhere in no time. We highly recommend it.

Comments: My wife and I had a fantastic time. Patrick is an excellent host and the entire trip went smoothly. From the information provided in advance, to the ease of check in, to the friendly chats during our stay, to the perfect location, to the facilties and cleanliness of the apartment, to the flexibility of check out, the whole trip was perfect. The location of the apartment provides easy access to Central Park and the nearby subway stop. The area is quiet and safe and plenty of shops and food outlets nearby. I would highly recommend staying with Patrick while in New York and my wife and I are already planning our trip next year!

Patrick waited until we arrived from the airport at around midnight to assist us with our luggage up the stairs and to welcome us to his apartment. Those with bad knees or a lot of luggage take note there are a lot of steps! This is a 4th floor walk-up. Our bedroom was compact with an en-suite. The apartment is clean and well kept. Although we chose not to cook during our stay, we had this option and everything was readily available for us. We went every where by subway which is easy to negotiate. I recommend this listing to anyone who is visiting New York. Thank you Patrick!

Comments: Unfortunately, staying at Patrick's apartment was a total nightmare, unlike everybody else's review. Although I am definitely not a clean freak, his place was not clean by our basic standard. It was even a health hazard. READ ON... TO THE END!!! The toilet in the room with private bathroom was flushing when it felt like it (50% of the time). We were advised by Patrick to use the other toilet, which was also flushing half the time! A plumber was called only days later. There was a huge hole in the ceiling above the bathtub in the room. I was afraid of what would fall from it while showering. The walls, door knobs and fixtures in the bedroom (and everywhere) were very dirty. After being advised by airbnb to talk with Patrick about cleanliness, he said this was not a hotel! But, Patrick did somehow clean the room a bit after telling us only if we were out of the apartment! The stove was not functioning very well. He told us about the stove right away after we arrived, but did nothing about fixing it until 2 or 3 days later. Cooking on the stove was out. We were in NY during a heat wave, and because the air conditioning machines were on at the same time, the power went out for a while, so we were in the dark! The second night we were there, we saw mice in the kitchen and lots of unsafe droppings. Patrick replied to my messages after a while and came home to clean. That is when he told us he had caught a mouse in his kitchen a few days prior to our arrival!!! He did call the exterminator, but we did not feel like eating there anymore, or continue to stay there for that matter. We were on edge the entire time because we had no other place to stay. We wasted 4 days looking for another place to stay, and of course, all the other places we had in mind were no longer available! Plus, the first night we arrived in the building, we saw cockroaches in the stairway. I asked Patrick right away about cockroaches and he told us there were none in his apartment, but ... we did see them in the living room but he denied it being a cockroach. We saw another one in the room we rented, we caught in on camera. We left right away. Airbnb was responsive, thank you. We provided them with all the pictures and videos to prove all these. The other concerns I have is with the location of his apartment. Despite what he told me, it is NOT a safe area for a woman, nor for teenager (my son was with me). We were afraid to walk after dark. Even during the day, the area is quite sketchy! Patrick, although I am sure you are a nice person, we are unable to recommend your apartment to anyone.0 star...

We slept very well and despite not being 5 star (and doesn't pretend to be !), it is great value if you spend most of the day exploring and just need a place to recover. Had great Thai food and heard a great band at the Jazz Club, both nearby. We met very nice people during our stay at Patrick's. I would not hesitate to recommend it to travellers.

Comments: The apartment is in a great location with a very short walk to the nearest subway station. Patrick wasn't around, but we had no problems at all in organising and during our stay. The room itself is relatively small, but the space is used well, with plenty of storage and a very convenient en-suite! Overall a great base for exploring New York City!

Everything you could need was included. Access to the kitchen and refrigerator was nice also as it helped save some money on breakfast items and quick lunches. Comments: Patrick is a great host, and has a very convenient and clean place in a cool part of town - the Upper West Side. One thing, however - since this is a 4 story walk-up with no elevator it is not suitable for people who have difficulty climbing stairs. A garage is right next door for you to store your car if you are on a road trip, and it is very close to Central Park and the B / C subway lines.

Comments: Patrick's apartment is in a convenient location close to Central Park and the Subway. It's in an old building, so there's issues with drainage (to be expected) but Patrick has a nicely renovated (though not new) apartment which is clean and tidy. Our room was small but the bed was comfortable and it's nice to have a private bathroom with nice towels etc. A previous guest had damaged the air-conditioner so the room was stuffy but Patrick provided a fan which helped enormously. We were able to use Patrick's kitchen facilities for eat-in breakfasts which was great. Patrick was very helpful and gave us some great travel tips. Thanks, Patrick.

Comments: Patrick is an excellent host. All of the logistics are communicated clearly. The location of the apartment is great with several subway stations nearby. There were also very convenient options for grocery options and drugstores. The neighborhood felt very safe, and the proximity to Central Park is very appealing. The room is small but adequate. The private bath is very clean and functional. I didn't see much of Patrick, but he was very kind and helpful when I first arrived.

Comments: We had a wonderful week in new York and a nice stay with Patrick, finding out many common interests. Musicians and Lindy Hoppers wellcome!! :-) The house is situated right at central Park, through which you can walk to the museums or towards Midtown. Even though B/C line didn't stop at night at the very close subway station (96th street), the 1,2,3 lines were not far away, as well as restaurants and shops. We had a very nice stay!

Comments: Patrick's accomodations made for a great home base during our recent stay in NY city. We came and went on our own schedule, and found Patrick to be a very accomodating person. His home is clean and welcoming with close access to the B and C subway line -- within 3-4 blocks. Particularly nice was the private bathroom adjoining our bedroom. Small and clean, the accommodations matched our needs perfectly, and Patrick couldn't have been a nicer person.

Comments: Patrick's place is in a perfect location, overlooking the gorgeous Central Park, and Central Park West is such a beautiful street. Everything in New York is so easy to get to on the subway, and the Wholefoods five minutes away made me very happy :) The apartment is nice and warm, cosy and althogh has it's quirks (like most New York apartments do), it's such a fun place to stay in. Do your washing at the dry cleaners right next door, and go for coffee at Birch, just up the road on Columbus. It's a very quiet, peaceful place to stay. It made for a perfect little home while I explored and fell in love with New York.

The room is cosy and quiet and Patrick is a discreet and welcoming host. It was a pity that the building suffered a hot water outage during my stay but these things happen: the cold shower was exhilarating!

Comments: Spent a fabulous week in NYC. We stayed in Patrick's apartment in a bedroom with our own en suite bathroom. Patrick was a charming host, gave us friendly advice when asked and made us feel welcome at all times. We were able to make breakfast each day in a well equipped kitchen and on 2 nights we ate dinner in bought from the Wholefoods Market 2 blocks away. Apartment is in an ideal location opposite Central Park to walk and jog daily as well as within a 5 minute walk to the subway. Was nice to come back to the apartment in a quiet area after a long day in the noisy bustle of the city. Highly recommend the location and apartment for those who want a holiday in New York.

Comments: Ottima posizione di fronte a central park parte nord ovest del parco. Appartamento carino a pulito, stanza con bagno privato ma molto piccola. Puo' andare bene per una coppia ma non per due amici o come nel mio caso mamma (Website hidden by Airbnb) letto in realta' e' da una piazza e mezza, pochissimo spazio oltre al letto e piuttosto buia con finestra che da sul muro di fronte. Gradevole invece il salone/cucina. Brutta sorpresa 4° piano senza ascensore con scale strette e ripide...portatevi un bagaglio leggero!! Per noi che essendo in giro da un mese avevamo due sansonite e' stato un incubo salire. Sicuramente per quella cifra meglio andare in hotel che alla fine si trovano con ottime offerte e piu' centrali. Il padrone di casa che era via non aveva lasciato neanche del latte o del succo di frutta per la mattina. Estremamente rigido sull'orario di cgeck in e check out, non puoi minimamente cambiarlo. Inconclusione non ci tornerei.

The apartment is in an ideal location with accessible public transport and plenty of restaurants and coffee shops within walking distance. Central Park is right across the street making for a quiet respite from the city whenever the mood takes you. Patrick is an excellent host, professional, friendly and courteous. The check in procedure was very easy and the level of information provided by Patrick in advance hugely helpful. I would highly recommend staying here for anybody looking to spend some time in New York.

Patrick was very good about accommodating my late arrival, sending me an e-mail with detailed instructions -- and photos -- on how and where to access the keys. He's a discreet, almost invisible host, very respectful of the apartment being "mine" while I was there. The apartment is quiet and, as advertised, is very close to the subway and, a couple of blocks west, to restaurants and a Whole Foods on Columbus Ave. Central Park is right across the street. The room is fair sized with a comfortable queen-size bed, a table and chair, shelving for clothes and miscellaneous gear, air and heat (though I didn't need either on my early October stay), and a complete bathroom (shower, sink, toilet -- though with no real cabinet space for your toiletries). Note: the apartment is on the fourth floor with no elevator; if you have knee problems, or are traveling with lots of luggage, it may not be the right choice for you.

Few minutes away from the flat there are 2 subway lines, bus stops, food shops and everything needed. Comments: My companion and I, both in our 70s, enjoyed our 11 days with Patrick very much. For us, the trip was primarily about music and dance and mostly at Lincoln Center. There is a convienient subway stop 3 short blocks away, which made our trips to Lincoln Center and other parts of the city quick and easy. We also enjoyed our walks in snow covered Central Park, across the street from the apartment. I especially enjoyed my conversations with Patrick the composer, about music, especially his take on new music. I came home with some CDs of his compositions and have played them several times in the 6 days I have been home. They are very enjoyable! Patrick was very available to answer questions and help us out with ideas since he works from home. We had the livingroom/kitchen area pretty much to ourselves. There was plenty of room in the refrigerator and cupboard for the food we bought at the nearby Whole Foods store. If I ever get back to NYC, I will stay with Patrick if his place is available.

Due to the age of the building (and the heating system) it has been really hot during the night. All in all I would highly recommend to stay at Patricks. As I mentioned before he was very helpful and told us about fancy places to go. In addition, he provided useful things like several adapter boards from different countries. Comments: Honestly, we only need a place to sleep at night, so this was perfect for us. It was a great value and met our needs. The room was cozy, we felt very welcome, and were able to come and go as we pleased. We only saw Patrick the first day. After that we left early and came in late. The only suggestion I have for anyone coming to explore NYC is to make sure you realize that 100th Street is quite far from Times Square. We did a lot of walking an finally resorted to using the subway, but some of the stations were under construction so even that did not save us much time or money. We ended up having to take a cab quite often. All in all, for two women exploring NYC and tagging along on our children's school trip, it was a perfect place to stay that saved us a ton of money!! We felt safe and really enjoyed walking through Central Park!

The loft was clean and attractive, the bed was comfortable, and the location was perfect for walking to the Metropolitan Museum, great restaurants, Central Park, and the subway. We weren't expecting to have a private bathroom, so it was a pleasant surprise. Patrick was pleasant and helpful, giving us directions and suggestions to make getting around town easier. Though he lives and works in the apartment, we only saw him once. From his profile we knew that he was very accomplished, and would have loved a little more interaction, but with only 2 days in New York we were up and out early, and stayed out late. If we travel to New York again, we would be happy to stay there again.

Comments: We enjoyed our time in NY (July) ,even though for our stay it was very hot. The roomy apartment (4th floor -no lift) is well situated near the subway and the wonderful Central Park is just over the road. Having our own bathroom was great. The bed was comfortable , but quite noisy , if you worry about such things. The subway noise was like very distant thunder,but hey you are close to the subway. While we were there ,we needed the air-conditioning as there are few windows that open. This would probably not be a problem in cooler weather. Patrick answered all our email requests effectively, and provided lots of useful information. He greeted us on our first day and discussed things we could do, and his role in the local music scene.( he is a composer/producer). Unfortunately this line of work meant that we hardly saw Patrick again ,for the rest of the week . We found the apartment to be a great base for a busy week in NY

The room and the whole flat had a quintessentially New York feel to it, with sufficient space and spots to store our luggage, and the private bathroom. We also found the bed comfortable and slept really well, although as someone else said, in hot weather you may need to rely on the air-conditioner. Patrick wasn't there when we checked in, but it was seamless, and we bumped into him a couple of times later. He's very warm and friendly. Would stay here again if the opportunity arose.

Comments: Suitable for young mobile travellers would have appreciated being informed that 8 flights of stairs to room with no lift and we had very heavy suitcases as we were at the start of a 9 week holiday of which I had advised Patrick. He was unapologetic about being late to meet us and appeared disinterested in our plight. We had to pay a passer by to carry our bags upstairs and we could not access the room until after 3 pm as it had not been prepared. We were exhausted from having to stand around waiting for him and we had no access to any ablutions and had to go to the local deli where the toilets were disgusting. Patrick had no soap in the bathroom and told us that most of the travellers bring their own soap??? He didn't have tea or coffee available for us to utilise as he said he changed the way he was operating but hadn't advised me and as I had already been to the shop I was annoyed that I hadn't been told before. To his credit he went to the shop and bought soap and shampoo and he also gave us his coffee beans and grinder so we could make coffee. At the end of our stay he did take our suitcases down to the pavement and hailed a taxi. Overall a disappointing experience for us and makes us reluctant to use the service again. Great location

Comments: We stayed for 4 nights at the flat, and would recommend the room to anyone who is looking for an accomodation thats in a safe area, within easy reach to downtown and near the central park. We arrived sometime after midnight and Patrick had arranged for us to get the keys easily. Similarly we were allowed to store our luggage for the last day in the flat as we had an evening flight back home. The room was clean, quiet (ie no traffic or other noise) and the bed was comfortable and big enough for 2. We met patrick a few times and he was very friendly and shared some good advice e.g. with regard to airport logistics. The property is right next to central park and a short walk from the subway.

Comments: Patrick is a terrific host! Extremely organized and communicative, all the more amazing given that he's usually booked solid and has a full and demanding career. He was really gracious in showing flexibility when I got unexpectedly caught up at my conference. I went for a nice evening walk around the neighborhood and had dinner and a great Brooklyn ale at the bar at Henry's and picked up my breakfast at Whole Foods on the way back. 15 minutes door to door this morning to my conference at the Sheraton Times Square, on the B train. Much quieter and more interesting neighborhood, even if your work brings you to a different part of town. I did not get to meet Patrick since I was caught up at work, but hope to do so on another stay. The flat is just as depicted -- interesting, comfortable, not loud by Manhattan standards. Bedroom cools quickly with window unit AC. Overall, great value in a great location. I so appreciated having a private bathroom and a great bedroom/comfy bed.

The room was great - really enjoyed my stay (2 nights). You probably need to use the in room air-con to cool the room down during summer. You do need to be able to carry your luggage up 4 flights of stairs - there's no lift...but it's totally doable. Overall, really enjoyed staying here - very clean, convenient and great host.

Comments: Patrick nous a reçus avec beaucoup de gentillesse et nous a aidés à monter nos bagages au 4ème étage.( Nous ne sommes pas très jeunes) Il nous a montré notre chambre et expliqué les règles pour la cuisine. (emplacement dans le frigo etc) Etre près de Central Park est génial, idem pour les métros. Il faut simplement accepter que nous logeons dans une chambre plutôt petite,mais bien équipée d'une salle de bain, comme prévu, dans un appartement vers Central Park. L'immeuble de briques est authentique et a son charme. Le quartier est très agréable et sûr. Il y a de nombreux bons restaurants suggérés par Patrick, à 10 minutes à pied! Traversant Central Park, nous sommes allés à pied au Metropolitan Museum ainsi qu'au National History Park. En métro, nous avons été à Battery Park où nous avons pris le Ferry pour Ellis Island. Comme il a fait beau nous avaons pu largement profiter de notre séjour.

Comments: De kamer en appartement zien er uit zoals op de foto. Het is er rustig, wat in New York vaak niet het geval is. De ligging is heel goed: 2 blokken verwijderd van een goede subway-verbinding en aan Central Park! Het bed is ok voor New York-normen. Niet heel lang en breed, maar wel heel goed in geslapen. Patrick is een goede gast en heel klantvriendelijk. We konden na het uitchecken onze valiezen nog de ganse dag laten staan, zodat we voor onze laatste dag onze valiezen niet moesten meesleuren... Als je rustig wil slapen: niet twijfelen. Indien je in een leuke buurt met restaurants wil verblijven, dan is dit niet de beste optie.

Comments: I had a very quick stay, but the room was comfortable and Patrick was very welcoming and accommodating. It was great having a private bathroom, though a pipe burst in the building so I never got to use the shower. The location is super convenient. All around, a nice oasis in the city.

Comments: Everything was as promised- the bed was especially comfortable and despite our weekend stay in this busy neighborhood/building, the nights were quiet and restful. Patrick made getting into the apartment easy, we felt free to come and go and had plenty of private space. Loved the little bathroom that was ours alone. Patrick makes great suggestions for nearby food ( we enjoyed Tom's Restaurant) and the subway is crazy close for exploring the rest of the city.

Comments: We are seasoned travellers and stayed in the room with a bathroom for 8 nights. The best thing about the apartment was its location - just across the road from Central Park and close to the subway. Our host was not able to meet us in person but made arrangements for us to collect the key to the apartment and let ourselves in and find our own room. Our room was smaller than what we had expected from the photos and info provided. The bathroom was small but well appointed except for a loose toilet seat. We did not meet our host face to face until day 3 of our stay but had emailed him on arrival to say we had got in but also to ask if he could exchange flanalette sheets with cotton because of the heat (in spite of the air conditioner). We also informed him that there had been no room in the fridge for us to put our provisions and that I had moved things from a shelf to make (Website hidden by Airbnb) received an email response that evening telling us that this was an old building, we needed to lower our expectations and have due regard for the needs of other guests who had left provisions. At this point we were the only ones in the apartment and were unaware that there were other guests at this time. The sheets issue was never addressed but we met the other guests the next morning and introduced ourselves. We were surprised that there were no locks on the doors of the rented rooms. We would describe this as more of a share house arrangement rather than hosted accommodation and this was disappointing.

Location was great as it was close to a number of subway lines and the apartment itself was exactly like in the photos. Patrick was always really helpful with recommendations and advice on where's good to go. I was a bit hesitant at first as I've never done Air BnB before however would definitely stay again and recommend strongly to others to check it out!

The bedroom is small but adequate, and the private bathroom makes sharing the quarters very comfortable. The kitchen and fridge space are well-organized. The piano was a bonus for my teenaged daughter, who enjoys playing. Patrick was away during our visit. Others came and went, but were quiet and neat. All in all, a fine place to stay in NYC on a budget.

The apartment was in a great location, in a safe neighbourhood just a few blocks from 96th St metro (for those new to NY make sure you get the local stopping train to get off for Patrick's, otherwise you'll end up at 125th - we found out the hard way!). The Whole Foods round the block was great for grabbing food to/from downtown! The room itself was clean and a welcome respite after a long days exploring. The air con in the room made a big difference,p particularly at night. Overall, a really great experience and we definitely hope to return. Thanks Patrick!

Comments: Patrick war sehr gastfreundlich und hat uns Tipps gegeben, wo man frische Bio Lebensmittel bekommt. Im Kühlschrank hatten wir einen Platz für unsere Lebensmittel. Die gesamte Wohnung war sauber und ordentlich gehalten. Das Zimmer mit angrenzendem Bad ist zwar klein aber zum Schlafen total ausreichend. Es war alles da was man braucht. Es gibt noch ein weiteres Zimmer in dem auch Gäste untergebracht waren. Patrick haben wir nur zwei mal kurz angetroffen und die anderen Gäste haben wir gar nicht gesehen oder gehört.

Comments: Wir haben Patrick, da er auf einer Geschäftsreise war nicht persönlich getroffen. Er hat sich aber per Mail oft gemeldet und gefragt ob alles gut bei uns ist. Das zweite Zimmer war auch vermietet, aber wir haben nur Spät am Abend die anderen Gäste mal gehört, gesehen eigentlich nie. Man ist eh den ganzen Tag unterwegs. Das Zimmer mit dem Bad on Suite ist zwar klein aber ausreichhend. Ok für mich mit 1,98m war das Bett zu kurz, aber gibt schlimmeres. Die Lage ist Top, zum Einkaufen geht man zwar 10 Minuten aber gegenüber ist direkt der Central Park und die U Bahn Station.

Comments: Excellent stay: No surprises. Patrick’s description of the accommodations is complete and accurate and he is a responsive and accommodating host. Location: Convenient to public transit and an Avis mid-town location. Lovely 15-min walk across Central Park to Mt. Sinai, which was the reason for our visit. Accommodation: The space was very clean and the bedroom provides ample and efficient storage for clothes and outlets for recharging devices. The bed is comfortable and the room is really well noise-insulated allowing for a great night’s sleep. The private shower/tub is very nice and an assortment of personal care products are provided. Temperature Note: I especially appreciated the window fan and aircon unit. I found the space warm even in early November, which was likely a combination of me being post menopause and also an older building / 4th floor. The window unit kept me very comfortable, but from an energy conservation perspective I felt guilty and in hindsight would have packed shorts and t-shirt. Host: Patrick was very responsive and accommodating. Great stay – recommend with no hesitations.

Comments: This was my first time staying in someone's home--usually we take a whole apartment. Patrick was a great host. He made me feel welcome and seems sincerely interested in people. This was a solo trip for me, and my ensuite room was perfect in every way--clean, quiet, with a bed, chair, night table, open shelving and clothes rod. Great location in an interesting neighborhood. 3-min walk to the subway. Patrick is great about access, too--he is on,top of communication and arranging initial entry, and lets guests leave luggage if their flight is well after check-out. The room was tee-shirt warm for my visit. Bring a personal reading light if you read in bed. As mentioned in the listing, there may be other guests staying in Patrick's other room.

Comments: The neighborhood was great! There were many shops and restaurants nearby. For groceries, there was a Whole Foods as well as a locally owned natural foods store. There was a Wash and Fold on our block, and a laundromat about a 10 minute walk away. It was really nice to be directly next to Central Park, and we didn't have any trouble with transportation or getting around. The apartment was as described, and had an urban, Spartan feel. As a musician who booked this apartment primarily because it has a piano, I was disappointed at the very limited availability of time due to Patrick working from home most days, as well as his concern about disturbing the neighbors. The piano was also not in great shape, and had problems with sticking dampers. Patrick was cultured and metropolitan, accommodating when we requested extra towels and a later check out time, and was available when we needed anything. We enjoyed our time staying here. Die einzigen Mängel sind, dass es keinen Aufzug gibt und das Apartment im 4. Stock liegt. Das Bett war nicht ganz so bequem, aber das ist meckern auf hohem Niveau!! Patrick hat auch eine Liste mit Empfehlungen für New York und die Gegend da gelassen, was uns schon zu dem einen oder anderen netten Restaurant geführt hat. Auch so war er immer ansprechbar. Rundum hatten wir einen tollen Aufenthalt und sind sehr zufrieden.

Comments: The place is just as shown on the site. No surprises. The room is quite wide with plenty of space to unpack and make oneself comfortable. The bathroom seems new (or at least is very well kept). The place was pretty clean and very neat. Super cozy and warm during cold days. The area is very nice to walk around, there are some shops nearby and is really close to subways access. Although Patrick had some inconvenience on the last minute and couldn't be there for our arrival he was very willing to help us and solve any trouble that came up quickly.

Very clean, comfortable, and inviting. We stayed in the room with a private bathroom which was just lovely! We only saw Patrick once during our stay because of our busy schedules but when we met him, he was friendly and nice to chat with before we left for the day. We had clean towels and sheets and plenty of blankets. The shelves in the room were nice for unpacking! The location of the apartment was stellar. Close to coffee shops, drug stores, and supermarkets. Very convenient to the subway and Central Park is right at your doorstep. Overall, I give this place a 10/10! We will definitely recommend Patrick's apartment and probably book again in the future! It was perfection.

Comments: We stayed with Patrick for 2 days and overall it was a good stay. Check-in was very easy and he provided us with a list of close restaurants that delivered as well as invited us to an event he was putting on at a local club. The decor was very nice with hardwood floors and many items related to the arts were on display. There was coffee and tea provided for the morning and the top shelf of the refrigerator was available for our leftovers. There is a market downstairs that we used to purchase water and alcohol that was convenient. Unfortunately, one of the chairs was broken in the main area making it difficult for us to both sit and eat our take-out. While the bathroom was clean, the shower pressure was low. There was also a decent amount of noise from the neighbors though the AC did a good job of drowning it out. The bed was comfortable. Our location was 4 blocks from the subway and across the street from Central Park. There were many restaurants within walking distance (10 minutes) including a French bakery with great pastries and fruit tarts. Overall it was a pleasant experience.

Comments: Great location across from the northern part of Central Park. It allowed us to explore over a week the entire park, plus part of Harlem and along 5th and Lexington Avenues. Lots of amenities nearby: small grocery store, convenience store, Starbucks, huge Whole Foods and its wine store. Columbus Ave. is a treat to walk along, with great delis. Subway stop is two blocks down Central Park West. Zip to Times Square in 15 minutes. However, cabs are cheap and ubiquitous. Patrick's place is quiet with a roomy common area. We had the room with private bathroom which was convenient. Plenty of space for staring some basic groceries. We didn't buy much but nice to have some breakfast before heading out for the day. Patrick was good at communication, both in the time leading up to our trip and when we arrived in NYC. He sent a text with an explanation and photos on how to access the keys since he was out for the evening. Very efficient. Check out was a breeze. Finally, this was a great area to stay because it was away from the craziness in Mid-town. It's also safe and very pretty with the park and architecture.

However when I arrived the room was 90 degrees, the air conditioner had to be tinkered with to get it working, and the host did not respond to my inquiry about it until the following morning. Fortunately I got it working well enough to avoid a very sweaty night! I left the apartment early for work both mornings, so never ran into the host or other guests.

Comments: The photos look better than the place in reality. The broken and rusted toilet seat cover, dust on the bedroom shelving, dirty microwave all reminded us of a college dorm. We would also expect a decent blanket that covers the entire bed for the price we paid. We ended up leaving early and found a nice hotel room for not much more per day. Other guests in the next room woke us up after we were asleep. Walls are thin! On the plus side, the location next to Central Park and the subway, was convenient. Patrick seems like a nice guy. Check-in and pre arrival communication was thorough and timely.

Comments: Patrick’s place is exactly as he describes it. This was our first time using Airbnb in NY and we were pleased. We used the kitchen for breakfast, and loved being right next to Central Park. Transportation was a bit tricky at night do to train maintenance, but during regular hours everything went great, we took the subway from JFK and had no trouble getting there. I would definitely recommend his place. By the way his place is in a third floor, we have no problem going up and down stairs, but it good to know.

Steps from the park, a block or two to coffee shops, a large Whole Foods, and near subway lines, loads of restaurants, shops and museums. Patrick is a great host -- responsive to our requests and questions and (drumroll!) he carried our suitcases up and down the 4 flights of stairs. The bedroom and (private) bathroom are small and dark. If you have a lot of stuff or expect to spend a lot of time in the apt, you should talk with him and find out if it works for you.

Comments: Tivemos pouco contato, mas o Patrick sempre estava disponível quando precisamos. Além disso, ele gentilmente se ofereceu para me ajudar a carregas as malas, tanto na chegada quanto na partida. Recomendo a acomodação do Patrick. O local é de fácil acesso e tem muitas lojas úteis por perto, como um mercadinho 24h, uma Starbucks, TJ-Max e um WholeFoods.

Comments: I was very much looking forward to meet Patrick and stay in his flat. Unfortunately I had to leave after my first night, having spent less than 10 hours in the room due to complete lack of hygiene. Patrick and I communicated well since the moment I booked but I was shocked and disappointed that he would think it is acceptable to rent his room in such a state. The floor had been swept and linens and towels were clean, the rest was a disgrace. It is such a shame because this is a prime location in Manhattan and the flat for what I could see has a HUGE potential.

Comments: Although we couldn’t meet Patrick, everything was perfectly arranged by him. The location is two blocks away from the C line in the heart of the Upper West. Typical NY building and apartment, we felt like locals! The room was spotless clean and really quiet by night. The private bath is a big plus. Keep in mind that is 3-stairs flight to the room with no elevator in the building. We’d definitely come back to Patrick’s again! 10/10

Comments: Just back from 5 nights at Patrick's place. A really good experience overall. The apartment was in a great location. Got a great night's sleep every night on the comfy bed, and the aircon was a life saver during the hot weather. Patrick was very friendly and went beyond as a host for us. He recommended some great places like Whole foods (my new favourite place), and a place to get discounted broadway tickets! The wifi was great for streaming Netflix too :)

Comments: Wir fühlten uns gut aufgehoben bei Patrick, haben ihn jedoch auch nur beim Check in und einmal da nach kurz gesehen. Das Bett könnte etwas größer sein und mit der Dusche muss man erst mal klar kommen, dieses hatte Patrick uns im Vorfeld aber auch gesagt. Allgemein ist das Appartement sehr hellhörig, halt New York üblich und mit Gepäck in den vierten Stock zu kommen ist nicht sehr einfach. Die Lage ist top, direkt am Central Park und zur Subway ist es ein Katzensprung. Ein kleiner Kiosk ist direkt auf der Ecke und zum Frühstücken bieten sich alle Möglichkeiten, wir waren oft bei Mila an der 94sten. Insgesamt haben wir nichts bereut und würden wiederkommen.

Comments: Patrick was very nice and very easy to work with. Check in and out was easy. Best part of the stay was the location, right at central park. The room was what we expected. The private bath was nice to have small but nice. Only thing really was the AC unit took a long to cool the room. We did what he asked and turned it off when gone, I would recommend leaving it on or the room gets very warm and muggy.

Comments: Patrick’s apartment is small- but it’s NYC. It’s a great location though, right by Central Park and subway station to get downtown anytime. It’s great having a private bathroom and the communication about check in and leaving is great. We left our bags all day just collecting them for the short subway ride then bus to La Guardia. Cupboard and fridge space is fine for a few days if you are not eating out. The place is ideal for a few days in Manhattan - just wish there weren’t 4 flights of stairs when you get back each evening!

Comments: staying at patrick's place was a delight! the 4-storey walkup was no problem for us, and we appreciated the 'forced' exercise after eating our way through nyc anyway! location was good and in a quiet neighbourhood, near the B/C subways so we could get to the major spots easily. we stayed for 9 nights and the common areas were always kept clean, the ensuite tub was a pleasant have as well. we won't hesitate to book this place again should we return to nyc :)

L'appartement est idéalement situé (proche metro/bus, central park et commerces), et le bâtiment a beaucoup de cachet et est très calme. seul point négatif: un manque d'hygiène dans la cuisine (frigo et gazinière) ainsi que dans la chambre ou nous avons trouvé plusieurs cafards.

Comments: Patrick's place is an amazing value for NYC. We visited during a heat wave in July and were thankful for the AC. The apartment is quiet and clean and close to subway, bus, and Whole Foods. Take the time to read through Patrick's printed info sheet waiting for you in your room and your stay will be the better for it. We would definitely stay here again.

Comments: The apartment is directly opposite of Central Park. There is a Metro Station just a corner away. The room is pretty small, we came with a bunch of stuff from our three week trip through the US. We couldn’t even open both our suitcases at the same time. The bed was not so very comfortable, but since you’ll probably just stay a couple of nights, it’s okay. Patrick, the host, was really nice, gave us a lot of advice and tips. If you’ll be out and about all day, the apartment is alright. If you want to stay in, try to find something bigger, more comfortable.

The apartment block may look like a little bit of faded glory but the apartment is wonderful. And the 4 flights of stairs are character-building after a big day out. Comments: Patrick's place is super cozy! It comes with a bonus work out up the his suite which is really not as bad as I thought it would be. My boyfriend and I were able to fall into a deep sleep and wake up feeling refreshed in the morning. There is ample storage within the room so you can unpack and organize. The private bathroom is a rare find and definitely advantageous after a whole day of exploring. Location is great with lots of food and transit options. We felt safe the entire time there and Central Park is so close!

Comments: We loved the location, close to the park, great food, bars and transport links. We got to explore what felt like a more authentic part of the city away from the crowds. The apartment was everything you can wish from a NY apartment - comfy bed and exposed brick wall included(!) We had some ensuite troubles that Patrick was very quick to sort out. There were a couple of nights where we were woken up by other house mates on their return home. After exploring the city or needing to get up for a flight this was a little frustrating but we do understand it is their home. All in all a great stay, thank you Patrick.

Comments: The apartment location is great and the host was quick to respond on queries and friendly. However a few things that really disappointed us 1. The apartment is a lot smaller and darker than advertised. 2. If you like a semi firm mattress and a good night's sleep then this place is not for you. Bed was super soft and super noisy. Every turn woke us as well as being able to hear everything in the room next door. 3. We found the Apartment to be only clean on the surface .(in our experience) The (Website hidden by Airbnb) toilet had dirty rings and the bath/shower tiles was full of limescale. The kitchen area where you are meant to store your food was dirty with old dripping food stains (Website hidden by Airbnb) Fridge and cooker very much the same. We chose not to cook or eat at the apartment. 4. We could hear everything in the room next door which also had guest in. 5. Apartment was quite smelly and could really do with a scented candle or room (Website hidden by Airbnb) scent. We checked out earlier and got a hotel nearby which offered us a similar price. We could finally get a good night’s sleep and peach of mind. Our takeaway lesson was to also take note of the negative reviews and not rely on a percentage of good vs bad.
