Neighborhood Overview: Our street is very nice, quiet and residential but within 2 blocks to many wonderful restaurants and bars: Gimme Coffee, Bagel Smith, Barcade, Forcella Pizza, Le Barricou, Huckleberry Bar, Gwynnett Street and many, many more! 15 minute walk to Bedford Avenue, or 5 minutes on the subway. Bedford Ave. is the hippest of hip. 10 minute walk to McCarren Park, which has a free large outdoor swimming pool, running track and soccer field.

Notes: We travel a lot and stay in many, very different houses and apartments around the world. We love the variety and experiencing local life. This is not a new and empty (sterile condo). Come and enjoy living in our house and hanging out in our neighborhood. If you rent this apartment, you agree to let the cleaner come into the apartment to wash the sheets of the upstairs apartment if she needs to clean that apartment while you are staying at the house. There is only one washing machine in the house, which is for your private use except if the cleaner needs access. Also, please abide by the garbage rules and bring the garbage out on the correct days. There are in wall AC units in the livingroom/kitchen and the 2nd bedroom (kid's room). A wall unit is available for the main bedroom, if desired. Please make sure you have, at least, a verified ID and social media with airbnb. Transit: 4 blocks to the L-train at Lorimer Street (2 stops to Manhattan). Get to Union Square in Manhattan in 10 minutes! Lorimer Street is also the G-train stop at Metropolitan Avenue, which goes to Greenpoint, Carroll Gardens, and Queens. JMZ train is a 15 minute walk.

Access: The whole place is yours to enjoy but be aware that we have some things in the place. Feel free to play the guitar, use our daughters toys/books, cook to your heart's content or hang out in the yard. There are neighbors upstairs. They are quiet for you and we expect the same of you for them. Please note that the cleaner will need access to the washer/dryer for our other apt if she is cleaning that space.

Interaction: We are always available on the phone or email, sometimes in person. Happy to suggest places to go and things to do!

House Rules: By booking you agree to the following - No smoking. Any smoking will result in a forfeit of the entire security deposit. Cancellation - There is no cancellation after booking for any reason. Be sure you want to book before you reserve. This is not a hotel, once you book, I am committed to you and you are committed to me. Please buy travel insurance if you are worried about not being able to stay. Once you sleep in the apt, you cannot file for a refund if you are unhappy. I will work to fix all problems but if you use the space and sleep there, I will see that as a sign you are happy with it. These rules are were written because of bad experiences with the 1% of people here with bad intentions, I am very happy to host the other 99% and have done so for years.     Comments: Ryan was really helpful and the place is in a good spot. It's really close to the L train which goes into Manhattan and also one stop from the really good eating area in williamsburg. there were renovations going (which Ryan told us about before we arrived) but it was a little daunting on the stairs on our first couple of nights with a child. However, once we got used to it it was excellent. Everything is comfortable and relaxed. Felt a lot like home but also like a different country (for us, we are Australian). the perfect brooklyn pad.

    Comments: This was like home away from home. We had everything we needed and more. The bed was super comfy, the bathroom big (especially for NY), washer/dryer and we had access to a full kitchen but who could stay home to cook when there were a bunch of great restaurants all within blocks. The subway was just around the corner and only 1 stop into Manhattan. 5 stars for the house and the host!

    Comments: We spent 3 weeks at Ryan's while on an extended visit in NYC. The positives: Ryan responded quickly to emails and was generally easy to communicate with. The building is in a convenient location - close to the subway, restaurants & grocery stores, neighborhood is quiet for Brooklyn. We were travelling with two kids, and Ryan made sure there was adequate sleeping arrangements (crib & kids mattress) even offering an AC unit for their bedroom during the heatwave. A leak from the upstairs tenants' bathroom created a decent-sized hole over the shower; Ryan arranged to have a plumber come out and correct the problem, although the hole itself wasn't covered while we were there, at least there wasn't more water leaking down. The downside: AC in the listing means AC in the living room. (and in our second week a floor-standing one for the kids' room) The bedroom has a fan; ideally we would have slept with the door open for cross-ventilation, but the shared stairwell made that a little awkward.. Until I saw the layout of the building I didn't fully comprehend the "shared stairwell" - the doors of both bedrooms, the bathroom, and the kitchen/living room open into this stairwell. Going from bedroom to bathroom means going through the shared hallway. Not sure how many people live on the upper floors, but at least 6 different people were around while I was there. You're definitely aware of being in a shared house; it's not a self-contained apartment. The neighbors were generally quiet - the noisiest one in the building was our youngest, who was teething at the time. Sorry to the folks upstairs - he doesn't normally yell like that! As Ryan mentions in the ad, the building is in the process of being renovated, so there are tools in the hallway upstairs, a stack of flooring in the bedroom, and other signs of work. Overall, I think this place is a good fit for folks who are looking for no-frills accommodation and don't mind a slightly-less private arrangement than your average apartment.

    Comments: I stayed at Ryan & Leda’s place with three friends for a long weekend. We had a great time, the place is very well located and the neighbourhood has lots of cafés, restaurants and boutiques. There is a nice backyard where we had coffee and breakfast in the morning. Ryan was very accommodating and the communication was efficient. I would recommend the place.

    Comments: The host: Ryan was very forthcoming for any special needs, he offered a crib for our baby, he was flexible when our arrival time got pushed and we didn't arrive until midnight and he was extremely helpful and promptly replied to any additional questions/help we needed during our stay and after (we forgot some items which he returned to us after our stay) All in all Ryan went above and beyond what we expected of a host from a private rental, he answered all enquiries promptly and made us feel very welcome. Thank you! The house: The advertised photo's are very true to how the apartment looks. It is a very cozy home in two levels with lots of personal items to make it feel like home. If your travelling with a child there are a lot of toys in the house and the kids room is very cute (my personal favourite spot inside the house). The house is still being renovated so don't expect everything to look perfect and there are building materials stored behind the bed, but it is clean and tidy. We arrived the day that the temperature dropped to freezing for the first time this winter. There seemed to be an issue with the central heating, but with individual heaters in both the living room on the ground floor, and the kids room on the first floor, the house stayed toasty warm as long as the doors to the rooms were kept open. Because of the freezing temperatures we did not utilise the outdoor back area at all, which means that the place is a little pricy for what you get, but if we ever come back during the summer we will definitely think about staying here again. Area: The area is exactly as advertised. The place is situated in a quiet street in close walking distances to most things you may need on a holiday such as a grocery store, cafe with good coffee, bagel shop and the metro line going in to Manhattan. A bit further away, but still an easy walk, is the cool Bedford st area, with parks, cafe's, restaurants, shops and bars.

    Comments: Ryan and Leda's place is great, especially if you're traveling with kids. They left info about the neighborhood to make it easier to navigate. Plenty of toys for our kiddos to play with. Place was near and clean. Would definitely use again!

The location of his home could not have been more perfect for us, just a block and a half down the street from our son, as well as very close proximity to the subway, ensuring easy access to Manhattan. The flat is just down the street from an incredible cheese and sandwich shop, Campbell's, and near to several good restaurants and bagel shops. The neighborhood feels safe and we were comfortable walking around and to and fro the subway, day or night. We were pleased to see that our young adult son has settled into such a nice, fun area. The apartment was clean - and is spacious, for Williamsburg. We did not cook, but all the amenities to do so were there. It is not a hotel, it is a home. Clean bedding and towels were provided and we enjoyed our stay. Thanks, Ryan and Leda for working with us.

La rue est calme et le métro pas très loin. Il y a aussi des bus juste à côté. Nous n'avons pas croisé Ryan, mais la communication par courriel et par téléphone a été efficace et rapide, parfait ! On se sent bien dans cet appartement qui ne fait pas vide ou impersonnel, mais au contraire chaleureux et habité ! Ryan nous a même conseillé une babysitter, qui a été parfaite ! Nous recommandons donc cet appartement et y retournerons avec plaisir si nous revenons à Brooklyn ! Merci !

    Comments: Ryan and Leda have a lovely, comfortable home that is just steps away from everything Brooklyn has to offer. The neighborhood is a quieter section of Williamsburg, but has a respectable amount of bars, shops, and restaurants (Northern Bell, Alligator Lounge, Harefield Road) and several late-night green grocers. It's minutes from the L, which takes you into Manhattan in less than 10 minutes. The flat is pretty spacious, and the four of us were comfortable in 2 bedrooms, with clean linens and fresh towels. The downstairs has a great kitchen and living room for lounging after exploring all day. We did experience some issues with the key to the front door sticking but Ryan was very responsive and helped us out. Otherwise, great value for the money and would stay here again.

    Comments: If I could describe this experience with one word, it would be: amazing!!! Ryan and Leda's place was absolutely perfect for our needs and Ryan was extremely responsive to my inquiries via text. There were a lot of details that I would not have considered that they had already taken care of without me asking: (e.g. soap for the dishwasher, clean towels available, and trash bags, etc.). And after someone had apparently stolen their lightbulbs, Ryan so graciously stopped by with more even though we had a convenient work around or could have bought them ourselves. This was my first Airbnb experience, but I would definitely do it again if they were all like this. When we return to NY, we are checking for Ryan and Leda's availability first, for sure!

    Comments: Nous avons passé 10 jours très agréables chez Ryan et Leda. Leur maison est très chaleureuse et bien équipée: on s'y sent comme chez soi et le quartier de Williamsburg est très sympa et la rue est très calme. Il y a tous les magasins, restos, bars, salles de concert etc. à quelques minutes de marche. Le métro est à 5 mn et la ligne L vous amène directement à Manhattan en 10/15 mn. Ryan a toujours répondu très vite à nos demandes et a été très arrangeant: il nous a notamment permis de laisser nos valises chez lui (notre avion était en fin de journée). Il nous avait même laissé en cadeau un crédit de $25 dans un wine bar très chouette! Une expérience très positive. Je recommande cette adresse sans aucune hésitation.

Ryan was very helpful and gave us lots of information leading up to our trip, and met us at the apartment and suggested some local places to try. The apartment was great- exactly how it looks in the photos, clean and bright with a lovely new kitchen- a good shower too which is a must! The bottle of wine on arrival was a nice touch too. Mit Ryan standen wir permanent in Kontakt und er hat uns sehr wertvolle Tipps zu unserem Standort Williamsburg gegeben. Die Nachbarschaft war sehr ruhig und ich kann jedem, der einen längeren Aufenthalt in New York plant, nur empfehlen in Brooklyn / Williamsburg zu wohnen. Wir haben uns sehr wohl gefühlt.

    Comments: Notre séjour chez Ryan et Leda s'est très bien passé ! L'appartement est très chaleureux et agréable et suffisamment spacieux pour s'y sentir bien à 5. Le salon et la cuisine sont très fonctionnels, il y a tous les équipements nécessaires. La literie est très confortable. Il est assez proche de NYC (seulement 10 minutes en metro avec la ligne L), et le quartier a beaucoup de charme et de commerces à disposition.     Comments: La casa de Ryan & Leda está muy bien situada en el este de Williamsburg, muy cerca de la estación de Lorimer St y de Metropólitan Av, y a un corto paseo una de las zonas más cool de New York. Es un duplex muy espacioso, en el piso bajo cocina, comedor y salón en una sola habitación y dos dormitorios y baño en la de arriba, quizás el único inconveniente es que la escalera para el apartamento superior atravesaba nuestro hueco de escalera y podía resultar algo ruidoso. La calle es muy tranquila, sin ruidos, pero muy cerca de supermercados, restaurantes y zona de ocio. La cocina está equipada con todo tipo de utensilios y electrodomésticos. Y se puede conectar el ipad a la televisión para ver lo que tú desees, nosotros por ejemplo veíamos Netflix por ella. Tiene un jardín trasero que aunque nosotros no usamos por el clima imaginamos que deber ser muy agradable en verano. Aunque no vimos a Ryan la comunicación con él fue siempre fluida y eficaz.

    Comments: Our stay at Ryan's was just perfect. He was incredibly helpful answering all of our questions about things to do in NYC, esp. with a 6-years old. He then was totally reactive during our stay about technical questions. The apartment was really pleasant: very bright, with 2 bedrooms upstairs for the 5 of us and a large living room downstairs. It is located just 15 minutes walk+subway from Union Square - so absolutely convenient for all sorts of things. And the tips that Ryan gave about the local area (small shops or places to eat) were much appreciated. Just perfect !

The beds were more than comfortable with warm comforters and soft but sturdy pillows. The two story layout gave us plenty of room to spread out. The kitchen had everything we needed to have meals in when we didn't eat out. But was close to restaurants, bakeries, grocery stores and coffee shops. I would stay here again if we come to NY again with our family.

    Comments: Ryan's apartment was perfect for us. Near the L train, groceries and lots of nice places in the neighbourhood. Comunication with Ryan, check in and check out were fast and easy. If you have kids, the place is perfect for you! Many toys and books, the kids enjoyed it a lot. Beds were confortable and kitchen is full equipped if you want to cook. We would stay there again for sure!

    Comments: 15 minutes from this apartment's living room to Manhattan on the L train (including walking). 2 bedrooms with AC and good sound insulation from the other parts of the apartment. Great if you have small children or light sleepers. Toys and books for toddlers, fantastic main room/kitchen. The stairs to the bathroom and bedroom are steep, so if you have trouble with stairs might not be the best choice (Our 3 year old had no issues). Multiple large grocery stores and countless restaurants within a couple of blocks. Overall an ideal place unless you have a problem with stairs.

    Comments: We stayed at Ryan's place for a week and really enjoyed our time. The house is in a great location near the L train, a short Subway trip into Manhattan while also having lots to do locally. As first time visitors to New York it made things very easy to get around. Ryan also gave us plenty of helpful local tips and was very friendly to deal with. Thanks for having us, we had a great time.

    Comments: Estuvimos en casa de Ryan del 6 al 13 de Noviembre. La casa está bien es espaciosa para 4 personas que estuvimos, la cocina y comedor completamente nuevos. La ubicación es perfecta es una zona tranquila pero muy cerca de todo y muy bien comunicada por la línea L que te lleva a Manhattan en 15 minutos. Nuestra valoración es bunea.

    Comments: I would highly recommend Ryan's place, especially for anyone travelling with small children. I stayed there for the weekend with my 15 month old daughter. It was perfect, not only to have toys and books to keep her engaged and entertained, but the layout is such that I could close off access to hallways and stairs, keeping her safe when I was occupied with things like cooking. Ryan went out of his way to arrange for portable crib for us and was easy to get a hold of with any questions. It was my first time staying in Brooklyn, versus the city and I'm glad I chose this Airbnb. It's located on a quiet, friendly street, where I could sleep soundly without the sound of noisy traffic (and on a comfy memory foam mattress), but still close to shops and restaurant. This place is charming and cozy and it was very easy to feel at home. Also, as other reviews mentioned, the water pressure in the shower is sublime.

    Comments: The first thing to mention about Ryan's place would be location. It's perfect for jumping on the L train in either direction. The nearest station Lorimar st is less than a 10 min walk away which is much needed with 2 kids in tow. The local area is great with a nice pizza joint (sals) and a well stocked supermarket to pick up the essentials. The apartment was very clean and the large washing machine and dryer came in very handy. Checking in and out was flawless and Ryan responded instantly with any queries. Would definitely stay at Ryan's place again, perfect for a family of 4

    Comments: Ryan's place worked out perfectly for our family of four; the space is very clean and the layout (beds/bath upstairs, kitchen/living area downstairs) is great. We made a few meals as grocery stores are nearby and the kitchen is well stocked with cooking supplies. The location in Williamsburg is good for walking to the many restaurants and coffee shops nearby and also a short walk to the L train (subway). I'd highly recommend staying at Ryan's!

    Comments: Good space, layout and amenities in a great location. Our family of four stayed at Ryan's place the week of July 4th to see sights (Statue of Liberty, Ellis Island, Empire State Building, Brooklyn Bridge Park, Brooklyn Museum, American Natural History Museum) and hang out with friends near Union Square in Manhattan. We'd definitely recommend it for travelers with similar destinations in mind. Being just a few blocks from the L and G subway lines was perfect for zipping into Manhattan or getting elsewhere in Brooklyn. The apartment feels quiet, private and secure; we heard barely a peep from the guests in the top-floor unit or the rest of neighborhood, with the exception of a few fireworks on the 4th. The layout -- with bedrooms upstairs and kitchen and living areas downstairs -- worked well to let our kids sleep while we got our morning caffeine fix or enjoyed TV or music to wind down at night. The bedrooms and bathroom were just as large as those in our suburban single-family home, and the whole place was thoughtfully furnished. Street parking seemed plentiful, and Ryan provided all the tips we needed for nearby grocery stores, restaurants and parks. His communications were friendly, prompt and clear. If traveling with very young children or people who could have trouble with stairs, bear in mind that the two floors are connected by a narrow and somewhat uneven staircase.

    Comments: My wife and I stayed here with her sister and niece for a few days of NYC tourism. The two bedrooms were comfortable. Nice colorful and safe neighborhood. Yes it is crowded street parking only but I didn't have much trouble finding a spot. For us, the 4 minute walk to the subway station was great. just another few minutes on the L train and we were in Manhattan. You can easily go deeper downtown by transferring at the Union Square station. The apt is just skip away from a grocery store, coffee shops, and pizza places. Great all around would stay again.

The beds are very comfy, the air con very much appreciated, the washing machine and dryer invaluable with children! Ryan answered questions quickly, has great tips and has a lovely stylish home. The pool at McCarren Park is great (check the strict rules) and you’re just a few minutes from the L train. We’d go back without a doubt.

    Comments: El alojamiento de Ryan no es de lujo pero tiene todo lo necesario para pasar unos días muy agradables en Nueva York. Está cerca de la línea L del metro que en pocos minutos te lleva a Unión Square desde donde puedes planificar cualquier ruta en Manhatan. A Ryan no lo conocí pero al llegar tuvimos un problema con el lock de abertura y lo solucionó inmediatamente. Destacaria sobre todo que no hay trampa y es es tal y como sale en Airbnb.

    Comments: We had a good stay here at Ryan's. We were able to commute to the L train and bus stop B48 within 5 to 7 minutes. Sometimes its better to take the buses than to take the subways. The subways are super packed and it's hot, plus a lot of stairs u p.k and down. Be sure to buy a metro card for a week, its worth it. When we first got there it was tricky because we had to go through one door to get to the true entrance door. I loved that there was a washer and dryer. There was dish soap and plenty of toilet paper for us for a week. I also loved that there were plenty of towels. We couldn't figure out how to work the coffee machine, it would be nice to have a note near the coffee maker on how to work it or it didn't work. The coffee shop on main st called Porto Rico was good there was also tea. We liked that there was a TV with chromecast. However, we would have liked to watch the local news. Cable would have been nice. We had our 2 year old daughter with us and they had a full size stroller which was helpful but it was dirty and crumbs everywhere. There was a playpen that they had and it was nice. In the second room in the bottom drawers there were clothes in there. It would be nice to not have personal items at an airbnb. There were personal items in the bathroom too. In the bathroom the heater has a cover that kept falling. Keep in mind there are stairs that go to the 2 bedrooms and to the bathroom. It does state in the posting that there are stairs so we knew this coming in. The bathroom was dirty with dust and hair. Downstairs is a 1/4 bathroom that has a sink and mirror only. Other than the few things we mentioned that we didnt like, my family and I would stay again. Thank you Ryan for letting us stay at your place.

We were traveling as a party of 4, the apartment was very spacious and is even bigger than it looks in the photos. The kitchen is well equipped to cook at home but there are also plenty of places in walking distance if you enjoy eating out. Downtown Manhattan is just a short subway ride away. We would definitely recommend the place to everyone, also families, and would love to come again. Thanks!

Ryan was excellent to communicate with and allowed us to drop our bags off before check-in when I requested it with rather short notice. The weather was chilly and his home was worm and comfortable. We were thankful to have the use of the stroller at the bnb for our 6 month old. The beds were comfortable and the whole apt has a pleasant aesthetic that makes you feel like you are in a home and not a hotel. The maps and the info pack provided were extremely helpful. The plumbing is a bit old and delicate but wife was fast. Thanks Ryan!

    Comments: Great apartment (kitchen + living room downstairs and 2 bedrooms + toilet upstairs) and location! Quiet and safe neighborhood. Lots of places to eat and drink nearby. Only few minutes to subway station and few minutes ride to Manhattan. Ryan is easy to contact and answers quickly. Especially we liked that the sheets hasn't been washed using odored washing liquid. And the bed at the smaller bedroom was so good! I want that same mattress to our home! :)
