A 1000 square foot garden with a gazebo, furniture and plantings is off the garden-level floor. This a beautiful apartment situated in a historic brownstone on the Upper West Side. Its gorgeous private garden was recently redesigned and planted by an excellent landscape architect. There is a washer, dryer, ironing board and iron within the unit. We have a twin mattress available in the laundry room which can be brought upstairs and a double electric air mattress in one of the closets.

Neighborhood Overview: This a family-friendly neighborhood, with tons of kids and schools around, and two playgrounds within a 3-minute walk. It is also a good base to explore the nightlife of Manhattan downtown. It has two major subway lines (the 1,2,3 and the B and C) within a five minute walk. It is less than a 30-minute walk from the Metropolitan, Natural History, Guggenheim and other museums.
Notes: We have a detailed memorandum for guests that you will be able to read after you book your stay.
Transit: The subway is 4 blocks away, with stations at 88th and Central Park West ( the 86th Street stop on the A and C) and at 93rd and Broadway (the 96th Street stop for the 1, 2, and 3 trains). There are buses on Central Park West, Columbus, Amsterdam and Broadway. Citibike has a platform on 88th and Central Park West. There is a parking garage on our block.
Access: The entire two bedroom, two bathroom apartment, grand piano in the living room, and sole access to the 1000 square foot garden. Note, we have large screen tv’s in the bedrooms with Netflix and Pandora and a washer and dryer in the fully stocked laundry room in the basement.
Interaction: We try to be available almost all the time. We usually succeed and when we're high in the Himalayas, and off the grid, Margo, in California, covers for us and Domingo, our wonderful super, who lives and works next door, is always helpful.
House Rules: Please be kind and cheerful and enjoy yourselves. We love kids, but please no ball playing or darts in the house! There are stairs in the house, so you have to watch your young crawlers as there are no stair gates installed. Also, windows should be opened from the top only if there are young children. There are screens but no grates on the windows. Please treat the antique furniture and paintings with the respect they so much deserve. We always try to accommodate early arrivals and late departures but it is a balancing act for us and we may ask you to accommodate our needs to clean the apartment.

Comments: While I personally did not stay at Francesca's residence, I arrange for visitors' accommodations when they visit our offices. Francesca was very responsive and kind when making the last minute booking and was kind enough to let us extend our booking. Our freelancer was pleased with the accommodations and had no complaints about the apartment, I would definitely book with Francesca again, she made the process so easy.

Comments: Amazing space, but a little too quirky for our taste. Jack was very helpful bùt we did not see much of him. The location near Central Park was great, especially in those fabulous spring days. A long way from the action however. Expensive, for what we got. A good introduction to the upper Westside!

Comments: Our host met two of us and was helpful in showing us the bedrooms , closets, wc's, and all other rooms and laundry that could be used. However, I feel a more thorough walk through might have been necessary for example explaining why some linens were not up to par or lamoshade alltorn up or any furniture which might be susceptible to damage etc I think our host needs to hire and monitor a better cleaning service however. The 1 tub was very dirty with moldy shower curtain and soap with hair on it the one bedroom had a child's sock and underwear under the bed and also very many dust bunnies. The washer worked but she asked we not change water hot/ cold level cause it was not working well. Our host was helpful, there were staples to use for breakfast but also the electric coffee maker was moldy and not cleaned The Internet pw's were hand written not typed and it was difficult to decipher . She also left her museum entry cards for our use which was very nice of her . Her telephone line was ringing downstairs to our unit which was a little annoying.

Comments: Francesca's home is perfect for a New York visit. It is warm, beautiful, spacious and located in the very best part of Manhattan. The listing is completely accurate. The house is amazing--a real bit of old New York that is not so easy to find anymore. You are steps from Central Park's reservoir, a 15 minute walk to the MET Museum and right on the subway line that takes you wherever you need to go. Francesca and Jack responded to our every need. They are perfect hosts. We will be staying there again. Highest rating.

Comments: Jack and Francesca were friendly, always communicative, readily available and very welcoming hosts. The apartment was large, with a very welcome private garden at the back, in very fine decorative order and spacious of course. Air conditioning throughout was powerfully effective, useful given the high humidity for the time of year. Jack and Francesca kindly stocked the kitchen with plenty of useful comestibles (wine, coffee and several mornings' worth of breakfast being the most important!) and Jack in particular was very helpful in providing advice for the local area and advising on entrance to several of New York's museums. Their Upper West Side neighbourhood is as they described it, smart, safe and convenient, with everything you'd need either a 10 minute walk or a 10 min cab ride, or anything in between. The part of Central Park that's closest by, right over Central Park West, is also lovely. I'd be delighted to book with them again the next time I expect to be in New York.

Comments: Francesca made us feel very welcome in this amazing duplex. She had left thoughtful groceries for our arrival and had written up some helpful local information. We particularly liked breakfasting in the garden, the proximity to Central Park and the range of pleasant eateries around about. Francesca was also helpful, allowing us to stay a little later as our flight was in the evening. All this and easy access to all the sights made our stay in New York fantastic.

Comments: We stayed at Francesca's apartment in August. Altough the hosts were not in town they organised an easy systsm the pick up the keys and in the apartment there was a very comprehensive list of information about the house and the neighbourhood. On the first night we had some problems with the air conditioning but the host was able to have it repaired the day after. By way of summary the experience was positive: the apartment is big, clean, well organised and in a very good position to visit the city. Francesca is a very kind and helpful host.

Comments: Francesca was there when we arrived. Apartment was not quite ready. Apartment shabby. Far too shabby. Very poor internet. Dirty bed linen. Noisy air conditioning. Out dated kitchen equipment. Only one tv which was in the second bedroom! 14 cockroaches killed in 6 days. Bugs and spiders everywhere. No keys to lock main bedroom door to the garden. This is hugely dangerous. Single bed in second bedroom. Poor security main door. Broken light bulbs all over the apartment

Comments: My husband, parents, and I had a wonderful experience with Francesca's apartment. In Francesca's absence, Cedric was very helpful during our stay when we had questions about or minor problems with the apartment. When Cedric was unavailable, Domingo was available to help. There was always someone available if we had questions, and that was comforting. We loved the atmosphere and location, and would definitely stay here again. The apartment was clean, and had everything we needed for our stay. The lights were a little tricky, and the wi-fi was a bit spotty, but those were only minor inconveniences. Francesca's apartment provided us with a unique and comfortable experience that we would definitely want to experience again. Thank you, Francesca, Cedric, and Domingo!

Comments: This apartment is very charming and our group enjoyed the classic feel of the place. We were able to comfortably sleep a group of 6. The street is very quiet. Subway access is about two blocks away and there are many stores and restaurants within walking distance along Columbus. The closeness to Central Park was a definite plus, it was nice to walk through to and from the museums on the East side; like a calm to contrast a busy day of exploring. We would definitely stay here again.

Comments: This apartment is perfect for two couples. We had plenty of space - lots of storage to unpack in the bedrooms, large comfortable common rooms to hang out in and a beautiful back yard - a rarity in NYC! We had a little trouble with the lock box (which was user error on my part) to get the key and the hosts were super responsive - they were on the phone with me the whole time and alerting the local caretaker to let us in etc. The apartment is clean and well appointed and the location is wonderful - only 1 block from the park and a few more blocks from the subway. Highly recommend!

Comments: Wir haben insgesamt 4 Wochen dort gewohnt. Es gibt riesig viel Platz( wir waren 5 Personen), die Küche ist sehr gut ausgestattet, Waschmaschine und Trockner stehen zur Verfügung, selbst Shampoo war vorhanden. Die Kommunikation mit Francesca hat sehr gut funktioniert, wir hatten es sehr nah zum Central Park und die Straße war sehr ruhig und sicher. Leider ist die Wohnung ( im Winter) sehr dunkel und es war auch zeitweise etwas zu kalt. Einkaufsmöglichkeiten und Restaurants sind um die Ecke, mit dem Taxi zum Lincoln Center dauert Ca. 10-15 Minuten. Es war eine tolle Zeit!Herzlichen Dank!!!

Comments: Appartement très spacieux, tout à fait conforme à la description et aux photos, idéalement situé ( park, métro, bus, restaus, commerces...) dans une rue très très calme. Hôte à l'écoute, réactive et facilitant au maximum le séjour. Notre séjour à New-York a été du coup particulièrement réussi. Nous le recommandons vivement, et n'avons qu'une envie: y revenir !!!!

Comments: We loved our stay in Francesca's apartment. We are a family of four: me, wife, and two boys ages 3 and 7 and we just spent there. We wanted some space to spread out and this place worked out great for us. There was plenty of space for us, the dining and living rooms upstairs were lovely, and we even had dinner in the garden a few times. It's an old (but well maintained) and charming place with a lot of character - something we explicitly prefer to a cookie-cutter type of new apartment. Location is fantastic - two minutes from Central Park, five minutes to lots of restaurants on Amsterdam etc. Francesca was very welcoming and left information and checked in during our stay so we felt well supported in the event we needed any help.

Comments: Francesca's house is a hidden gem. "Literally". Only 50 meters from the Central Park (we ran there almost every day), in a super quiet residential area (our girls were thrilled to come back from our excursions to Broadway, Chinatown, Times Square, etc to "home"), with friendly neighbors, great nearby restaurants and a Whole Foods just 6 blocks away. The house is decorated very classy with antiquities and great taste. We enjoyed plenty the garden where we used to have dinner. It has a comfortable porche and nice trees. My family and I cannot be more pleased to have stayed at Francesca's place and would recommend it without hesitation to anyone who wants to discover the "real" NY staying among locals while doing the tours each day. It's also only few blocks away from the Hudson River park. If you are a runner, I bet there is not a better spot!!

Comments: This was perfect for my Bday trip to NYC! The apt. is just as the pictures and listing describe! The street is very quiet which was a nice change from the busy streets/noise of DT. It was just steps away from Central Park which was great! Lots of room and very charming. Loved having a private Garden!! Francesca was also responsive and helpful with questions. I wanted to experience what living in a Brownstone was like and it was great. The Metro and nice restaurants are a short walk away. It fit our family of 5 great! Would recommend to anyone wishing for a great NYC experience!

Comments: Everything was as pictured/advertised in the listing. So spacious. Quiet street away from the hustle and bustle (and tourist-dense) of midtown and lower Manhattan, but a quick walk to the subway will get you there in a jiffy. Quiet enough that I did not need my earplugs, which I required every night during a previous stay in a louder part of town. Central Park is just at the end of the block. We loved walking around the park and seeing all the sights within, eventually ending up at the Met. For any fellow runners, the street is directly adjacent to the reservoir jogging loop. The kitchen appeared to be fully equipped, although we didn’t cook (because vacation). The fridge kept our drinks cold and had an ice and water dispenser in the door. Most importantly, this place was clean and we always felt safe there. Francesca checked in on us here and there to make sure everything was satisfactory and to offer suggestions for things to do, and she and Jack were always easy to reach. We had a light bulb blow in one of the bathrooms and they replaced it right away. This place has so much charm and historical detail. I felt like a real upper west sider with my very own brownstone.

Comments: Francesca’s place is spacious, well located, comfortable and eclectic. We loved the Italianate decor, but those used to modernity may not. It’s proximity to Central Park Francesca is also a warm and wonderful host, and if she is staying in the other apartment when you are there, an easy neighbor. I’d recommend this place to those who know what matters in life.

Comments: We spent a week with our 5 kids in Francescas home and it was excellent. The apartment is beautiful and very special with an old classic piano and great atmosphere. The location is great, very close to central park, close to grocery stores (even organic..) , coffee shops and subway stations. Francesca and her husband were very responsive , helpful and super nice. A great place to stay in manhattan, we highly recommend it.

Comments: Traveling with our son and daughter-in-law -- their first time NYC! -- we were generally delighted with this unique "Old New York" style brownstone apartment. Located on a lovely tree-lined street 1/2 block from Central Park, it is ideally suited for two couples. The large bedrooms are nicely spaced downstairs, away from the main public living areas upstairs, and we especially appreciated the very comfortable beds, the excellent showers (with great water pressure), the A/C and fans and the TVs in each room (although lacking in the living room). The kitchen, though small, is well-equipped and the front-facing dining room is a lovely place for a quick snack or more leisurely meal. Strong wifi, easy access to supermarkets, including Trader Joe’s and Whole Foods, and a range of public transportation options add to the charm and convenience of the apartment. Francesca and Jack were available, occasionally in person, always via email, to respond to questions and concerns. As frequent AirBnB’ers, we have a strong basis for comparison and this duplex apartment, with it’s wonderful back garden, ranks high on our list of favorites.

Comments: We stayed here for 8 days with my parents and two children (4,2). This was a very comfortable stay. All the beds were high quality and even had a single mattress to throw on the ground for the kids. The home is beautiful and comfortable enough that the kids could play without fear of damaging anything. The home has all you need including washer and dryer which helps when having kids. Great location to explore Central Park, visit Bronx zoo, bus ride to MET and Natural history museum. Right around corner is Trader Joe’s and Whole Foods so grabbing quick foods to cook was easy. The hosts were the friendliest I’ve ever met and we’ve had 3 other NYC hosts. We like knowing a bit about the hosts and they were interested in us. Made for a good stay! We chose this location because it was ground level and had a garden and was close to the park and had two true bedrooms and private baths. We had a great visit!

Comments: We had an amazing stay at Francesca's place. The house is tastefully furnished with each piece of painting/furniture that has a story to tell. Such a beautiful place to come back to after a day/night exploring NY. Very close to the metro station that takes you into the heart of NY, close to the Park to enjoy the morning walks and relatively quiet considering this is NY - a city that never stops.... Just a small walk away from the grocery stores / pharmacy / bakery & restaurants. Communication with Francesca was fantastic - she immediately answers all the questions, makes suggestions and is very helpful!

Comments: This is an exceptional apartment, beautifully furnished and perfectly located for a true New York City experience. Central Park beckons down the street, the subway is just a few short blocks away, restaurants and shops are right where you need them. The apartment and street itself are quiet. The back garden is a special treat. Francesca has provided everything you might want for your stay and goes the extra step to facilitate your stay. My group is already talking about making this into an annual visit.

Comments: We had a great New York experience at Francesca's very spacious Brownstone. Staying in her quiet, residential neighborhood was a very nice change from staying in a hotel. Her house is half a block from Central Park and less than a block from Trader Joe's. The subway stops were a short, pleasant walk away. Francesca gave us great information about restaurants and points of interest. Whenever we had a question, she was very responsive. We truly hated to leave and would love to make a return visit sometime.

Comments: This period-furnished brownstone offers warm, cultured, and spacious living and dining rooms with large windows and high ceilings, a well-equipped kitchen for entertaining, and two large bedrooms with very comfortable beds and bathrooms. The back bedroom opening onto the large private garden court is especially quiet. The location is a perfect westside blend of cafes, restaurants and grocery stores, a short walk to the 96 street station on Broadway, and a half-block west of Central Park, with the MET and Guggenheim an easy 20 minute walk through the park. Our hostess was welcoming and communicative and attentive to our needs. We will certainly return for more visits.

Comments: Our family of 5 had a fantastic stay at Francesca's home. It was wonderful to return everyday from sightseeing to a quiet and peaceful neighborhood. The beds and pillows are comfortable and the home has everything you can need. It is close to the B and C trains as well as 1,2and 3 train. There is a nice Trader Joe's close by and a very nice Whole foods within walking distance. I highly recommend this place to stay and would definitely stay here again.

Comments: We stayed at Francesca's place for a weekend and had an amazing visit. We drove and parking on the street was actually quite easy (and free Friday-Sun). The location is perfect. Very quiet, safe, lots of restaurants and shops nearby. The apartment is large- 2 floors. The beds are super comfortable and the kitchen well equipped. We had to contact Francesca on Saturday and she replied very quickly- great communication beginning to end!

My guests and I found everything we needed and more. The location is conveniently located close to the 86th and 96th street metro stations. We met the most lovely neighbors and were welcomed by everyone we passed on the street. This was our best NYC visit ever and we hope to secure this lovely apartment for a future visit. Francesca is certainly an A+ host.

Comments: This is a great place for two couples visiting NY (good for a family too). Excellent location, quiet and very well equipped (especially kitchen and linens etc). Spacious living room and dining room, efficient kitchen (and close to excellent grocery stores). There's a lovely garden which we only looked at out the window since it was freezing cold outside - but in warm weather it would be a real treat. Owner provided information about the place in advance, which we found particularly helpful, including info about check-in procedures (which were very convenient) and the neighborhood. I hope we have the opportunity to stay at Francesca's place again.

Comments: The location of the house is its greatest highlight, the central park is only steps away and groceries and subway are within walking distance. The bed and linen are very nice. The TV programs are nostalgically attractive. The host Francesca is very responsive to all my questions, who sent a co-host even to help me out, which I appreciate a lot. The house is very clean and is stylish as seen on the pictures, but the shining pictures on the website are misleading, the house is actually much darker, gloomy I'd say, I even feared going upstairs at night, and the conditions of the house are a bit disappointing, the water closets are very loud while flushing which seem to last forever, each time you have to summon your courage to push the button, has suggested Francesca replace them; the heating devices on the wall are kinka noisy as well; the stairs are uneven and creak, the living-room sofas must have endured time and cave in when you sit on it. The host's hospitality makes up for the defects of the house, complicated feelings, the cohost once brought her talented son to play us two wonderful pieces on the piano. Hopefully, the house can be renovated to do justice to the features and the advantage of the location it is blessed with.

Comments: If you get the opportunity to stay in this luxurious apartment on the upper West side don’t miss it! A very spacious and comfortable apartment; well located and well appointed as far as bedding and towels being top notch; great showers and everything you might need was at our fingertips. We had fun regrouping in the lavish parlor both morning and night. The lovely private garden is such a rare treat as well. Groceries, food, spirits, drug stores, subway, museums, restaurants and good live music are within easy walking distance. This apartment is one of a kind and we thought it was fantastic! It’s important to note that Francesca is a Superior hostess as well! :-)
