A mini-kitchen is tucked into a corner of the lounge/dining room. With a bar fridge, microwave, induction hotplate and other appliances, you have everything you need to cook or order-in meals. Cooking utensils, tableware, tea, coffee and some basic ingredients are provided.

Neighborhood Overview: Eight of Balmain's famous old pubs are within easy walking distance -- The William Wallace, The Royal Oak, and The Dry Dock are literally just round the corner -- all with bistro dining options. A little further down the street is Mort Bay Park, a great vantage point for watching fireworks displays or starting your harbour-side walk.
Notes: A Visitors Parking Permit is available for your use. It must be displayed on the dash of your vehicle to obtain unrestricted parking on the street outside the house. The local Council charges a $131.50 fee to replace lost permits, so please be sure to return the permit when leaving. * There is a walk-in shower in the bathroom, but no bathtub. * There is a portable air conditioner and ceiling fan for summer. Space heaters and electric blankets are provided in winter. * A change of towels and bed linen is included for bookings of seven days. * The lower storey of the cottage is home to two friendly cats who may stray into your front garden. Just shoo them away if they bother you.
Transit: Take a ferry to town. It's only a five minute walk to the Balmain ferry wharf near Thames Street for trips to Circular Quay. The Balmain East ferry wharf (at the end of Darling Street) has more frequent services to Darling Harbour and Circular Quay. There are buses to the city (442, 441) usually every 10 minutes from nearby Darling Street, three minutes walk from the house. Frequent buses (433, 445) also serve other parts of the Inner West
Access: The front door has a digital lock operated by a PIN code that is unique to your visit. The PIN-code entry allows for self-check in. You can arrive at a time that suits you. We are available to meet and greet you - or not - as you wish.
Interaction: We are available at short notice to answer questions or assist you in any way we can. All the information you might need is in a printed manual. We will email all essential information when you confirm your reservation.
House Rules: Observance of these house rules would be greatly appreciated: * One or two persons only can stay. * Please leave the property as clean and tidy as you found it. * For your safety and convenience, follow the directions in the house manual regarding cooking, waste disposal and laundry. * If you use the Visitor's Parking Permit it must be returned before leaving. If it is lost or not returned, the local council's $131.50 replacement fee (!) will be charged against your deposit. * The free standing cottage is divided into separate apartments on two levels. Please respect your neighbours next door and below by keeping noise to a minimum.

Comments: Paul and Dianne offer a wonderful cosy cottage . I was so close to everything Balmain has to offer yet the location of the cottage was so quiet and peaceful. This was really a home away from home . Paul and Dianne where very welcoming and readily available if needed . The home was clean and very comfortable. Comments: Position .... position .... position. Our digs ticked all the boxes, close to public transport, eateries, markets & much much more. Paul & Dianne are great hosts & very helpful with the attractions of Balmain. The house is well presented with all the comforts of a home away from home. We would definitely stay here again on our next visit to Sydney town. Give Birchgrove a go ..... you will not be disappointed. Jan & Leigh.

Comments: Paul and Diannes place really feels like a home away from home. Such a perfect spot and parking in the street is easy and accessible. I love staying at this very homely and cosy cottage. Paul and Dianne are lovely hosts and extremely welcoming .

Comments: Paul and Dianne’s place was delightful! Paul greeted us when we arrived and showed us around. The place was compact but very clean and welcoming (they had even had the heaters running so it was nice and cosy when we arrived!). The decor was beautiful, with small vases of flowers everywhere. There was careful thought put into everything right down to the smallest detail, such as the shape of the small vases, two cups in the bathroom cupboard for washing your teeth, and beautiful soft towels. They had provided everything they could think of, which made the stay easy and convenient. The parking situation with the passenger wheels on the curb was annoying but location is perfect, less than 5 minutes walk to Darling Street with all its cafes and restaurants. We also walked easily to the wharf and caught the ferry into Circular Quay. This is definitely an AirBnB we would love to stay in again!

The location is perfect. Close to transport- buses, ferries and restaurants. Our hosts were lovely and we knew if we needed anything they were just a text away. Highly recommend. Jo and Ian

Comments: This place is amazing - in a great location. Close to shops and buses which enable you to get into the city in around 20 minutes. The ferry terminal is also close by. The accommodation is lovely and most importantly has a really comfortable bed with lovely pillows. The wetroom was the highlight of the day which houses an amazing rainfall shower as well as attachments. The hosts provide shower gel, shampoo, conditioner and gorgeous thick towels. There was also an easy to use washing machine which again the liquid detergent is supplied. The kitchen is small but very functional. There is a fridge, microwave (which we didn't use), toaster, kettle and all the cutlery you will need. Best of all there is a Nespresso machine and again pods are supplied but it might be a good idea to bring your own personal favorites. There is plenty of drawer and hanging space in the bedroom. My only negative about this place is the smell of moth balls in the drawers and wardrobe. There is also a safe in the wardrobe with an easy to remember code because it is the last 4 digits of your own phone number and this is also the case for the front door so no need to carry a key. We would definitely stay here again as long as the hosts will have us back!

Comments: We had a lovely two weeks here in February. The place is totally charming, full of character and has a delightful little private garden. Paul and Diane were wonderful hosts and there were many thoughtful touches such as fresh flowers. Nothing had been overlooked and everything was high quality. Lovely comfy bed and pillows and beautiful linens and towels. We found the location perfect, especially since we had no car. Just a few minutes walk to the ferry terminal and a few minutes in the opposite direction to Darling Street which is full of shops and restaurants and great little coffee places. Balmain itself is a wonderful place to stay with its views, beautiful old homes and great vibe, plus easy access to the city. Highly recommended.
