Space: Your room and bath are the entire 2nd floor of this beautifully restored and decorated 1850s brick townhouse in the West Village. The house has been published in several decor magazines, including photos of this bedroom. The room is 15' by 15'. There's a single bed with luxurious linens and European down comforter, an elegant 19th century chaise longue covered with silk, a working woodburning fireplace, hundreds of books, a 42 inch TV + VCR.. everything you need to unwind after a busy day in the city. Hotel-standard blackout curtains and white noise machine to ensure a good sleep, also a powerful but extremely quiet ceiling fan. All tile bath next door is small but has a rain shower head and window overlooking back gardens. Shampoos, conditioners, bodywash, toothpaste and other toiletries are provided. Neighborhood Overview: in the heart of the West Village (Greenwich Village) - the best restaurants, bars, movie theaters and shopping in New York, in my opinion! The immediate neighborhood has dozens of coffee shops, bars, and restaurants of every price level and description, as well as two art house cinemas (Film Form and IFC) and a Citibikes bike rental station. It is also near two major subway lines. Due to the stairs it is not suitable for infirm or disabled persons. There are two cats in the house but they won't enter your room (they can't open the door!). The West Village is a vibrant, fashionable, affluent neighborhood of townhouses and small apartment buildings with some of Manhattan's best dining and shopping. It is near the Hudson River Park and contains several parks including Washington Square Park.
Notes: There are two lovely cats in the house but they can't enter your suite unless you open the doors. You can have as much or as little interaction with them as you like. Choice of two pillows of your preferred type - soft, medium, firm
Transit: five minute walk to either the ACDEF and M trains at Sixth Avenue and West Fourth Street or the 1 and 9 trains at Christopher and Seventh Avenue. Or pick up a Citibike on Sixth Avenue and Carmine!
Access: NO GUESTS OF GUESTS for legal liability reasons! Guest has access to the suite, but not to the kitchen, laundry, garden or other rooms. There is an electric kettle, tea bags and tea cup in the room but no refrigerator or cooking facilities. Guest has his or her own key to the house and can enter and leave 24 hours a day. There are many coffee shops within a 3-4 minute walk, as well as bars and restaurants where you can get a drink or meal until late at night. There is a 24 hour grocer 2-3 minutes away on Bleecker Street.
Interaction: Host works from home (online work) and is very quiet. Happy to answer questions but not looking for a social experience. The aim is for you to feel you are in your own private enclave.Best for a self-contained guest who values his or her privacy. No curfew, come and go as you like. But no visitors.
House Rules: Check in at noon and check out at 11 am, but you may leave your bags in the house until later in the day if necessary. Some flexibility for earlier check in; nothing before 9 am please. No hard-soled shoes above the ground floor please (to protect the antique flooring; sneakers are fine). No eating in the room please - otherwise insects will come! No pets and no guests please! Also, video rentals are not included, you must pay extra.

Comments: I had a great stay with Ann in the private room and bath in townhouse. I was in NYC for an all day workshop and needed a place to sleep and shower and the accommodation was perfect for one person. The location was in walking distance of my workshop and a lot of great restaurants. Ann was also very helpful with answering my questions prior to arriving and showing me around the house. I will definitely consider booking another reservation in Ann the next time I am in the Soho area.

Comments: I enjoyed my stay at Ann's house. I came to New York for business and I wanted to feel like home; I didn't want to stay once again in a big anonymous hotel chain. I turned to AirBnB on Greenwich Village and immediately liked Ann's house pictures. She responded within minutes. Her house is full of souvenirs from trips around the world, tapestry, books, antiques, pictures, etc. It felt cozy, and in my mind I was transported to a different world. I had my own bathroom and room. The house is located at the heart of Greenwich Village, walking distance to bakery, cafés, restaurants, shops, etc.

Comments: When I stayed at this West Village townhouse, my host was there. I would say everything is as described, however I must warn future guests about the cats. Although they are not allowed in the guest room, the townhouse smells of cat spray. Granted this is something that you may become accustomed to after a day or two, but in my opinion, it is quite strong. I did not talk to my host about this while I was there, as I didn't feel as if I had any other options for moving. I kept the windows open, and used the fan... And by day two I only noticed it when I first came in.

Comments: I delayed in booking a place to stay for a recent work trip. Luckily, Ann responded and confirmed within an hour of my inquiry and I was able to check in later that day. Ann was there to let me in and gave me a tour of her home. As Ann lives here and works from home, this isn't a place to hang out in. For the right person, this means that you have a glimpse into a gorgeous and eclectic NYC brownstone and a lovely bedroom and bathroom to retire to at the end of the day. As Ann has mentioned herself, this set-up is more suitable for solo travelers and/or people on business. In any case, it was perfect for my work trip and I loved the rugs and textiles from around the world that made up the interior design of the room. The location is unbeatable, right around the corner from cafe's and restaurants, and a few blocks from the W 4th subway stop from where you can get anywhere.

Comments: There are AirBnB places you stay in to save money on a hotel, and then there are AirBnB places so special that they'd be worth the visit regardless. This falls into the latter category. Perfectly-located in the West Village, this beautiful house from the 1800s is impeccably renovated and beautifully decorated. The room, up a narrow winding wooden staircase (so beautiful and unique!) is extremely comfortable and quiet by NYC standards, and the bathroom is well set-up, if cozy. I was there on a cool August week and the ceiling fan was all I needed. I would highly recommend this spot for anyone traveling to NYC.

I love cats but I'm slightly allergic to them, but they weren't an issue at all. No cat smells, etc that others left comments about. I was a little late leaving in the morning, so there was a 5 minute cross fade as the other guest arrived, which she was very understanding about! My first airbnb experience, and it was great.

Comments: I stayed at Ann's beautiful townhouse for five nights and I mostly enjoyed it. There are a lot of pros, but also two cons. Ann is very friendly and helpful. She was always there when I had questions. The location is simply great. It's only a two minutes walk to the next subway station (W 4 St). The neighborhood is charming and safe, there are tons of cafés, restaurants and shops nearby. I especially liked Amy's Bread (Leroy/Bleecker) for Breakfast and Coffee, the Risotteria (Bleecker) and the fantastic Falafel at Taim (222 Waverly Place) for dinner. My room on the first floor was big enough and clean. The bed was comfy and there was also a small couch to sit and relax. With regard to the location it is really tough to find a Hotel room for this rate with similar amenities. But there were also two little downsides. As a guest had mentioned before there was a light smell on the ground floor. It might be from the two cats, although there are exceptionally clean and very cute by the way. But since I slightly noticed the smell in my room and had to work there for a while, I bought a small air refresher. After that it was fine. Second, the noise level. For New York, the room is mostly quite, since Leroy Street has almost no through travel and there is no Bus station nearby. But there is a bar vis-à-vis and another one nearly beside the house. On Friday and Saturday both seem to be opened until 4 am. Although I used ear plugs, I woke up a few times during these nights until 4. On the other nights it was absolutely no problem and the noise level from the bars was low. On the whole I would return – but maybe not on a Friday and Saturday.

Comments: Ann's lovely house was the perfect base for a whirlwind work trip to New York. It's a very large bedroom for Manhattan -- though (as others have noted) it could have done with a proper mirror -- and I really liked the decor. Everything was clean and elegantly presented and NB I didn't find the bar opposite a problem. The location is AMAZING. I am a keen runner and ended up going for long runs down the Hudson shore (just at the bottom of Leroy Street) almost every day because it was so perfect. Great places to eat and shop abound (Snack is a great Greek place over the road, Spunto did wonderful pizzas, Bread was great for breakfast but there were hundreds more places I never got the chance to try). I'd thoroughly recommend staying here.

Comments: I strongly regret staying here. The host was rude and aggressive. I did not feel welcome and the stay was extremely uncomfortable. The TV was broken and she actually told me to fix it. She then said I should have my relatives fix it (my relatives live in NY). Also, read the entire listing - your movement in the house is highly restricted. I assume the host will leave a rude and aggressive response like she has done to other guests. Know this before you stay here.

Comments: It was great to stay in Ann's home again. My last visit was spectacularly rich, and this one followed suit. Ann greeted me warmly and we shared art-world updates, which is perhaps one of my favorite things to do in the world. She showed me up to the suite and pointed out the gorgeous new bedding, which I appreciated both aesthetically and practically. Throughout my stay she was welcoming and warm and also gave me plenty of space to digest my full days. All in all, a much appreciated home base!! Thank you, Ann!

Comments: Ann is a very friendly host, very discrete and quiet. The room is beautiful and decorated in a unique way, as is the house. I only got to see the living room area in the rest of the house but it was fabulous. You get your own private shower room and toilet, on your own floor, which is great in terms of privacy and independence. This is an opportunity to stay in an authentic West Village Townhouse, superbly decorated and very convenient for metro (W4St less than a 10 min walk) and all kinds of shops and restaurants literally at your doorstep.

The room was decorated with artifacts from what has to be a lifetime of travel and research. I felt smarter just sleeping there. Ann's historic home is extraordinary - a very special, eclectic space that the pictures don't quite do justice. Comments: Stayed here on a business trip during NY fashion week. Hotels were $600 per night plus. I stayed at her very central W village town house for a LOT less than that. It's exactly as described - a bedroom and small bathroom on its own floor. Great for one person. Very centrally located wit good wifi and Ann was great and very amenable. Got me the key when I arrived (an hour earlier than I expected) and worked with me to easily get the key back upon departure. Left me fresh towels and even some teabags for my morning cuppa.

Comments: Ann was very welcoming and her place is delightful, with antique floors and a wooden spiral staircase that must be over 100 years old! You also can't go wrong with such a great location in the W Village of NYC. I know the city well, so I was happy to come and go as I pleased, and Ann made it very easy for me to do that. It was great to have my own bedroom and bathroom space, but I also appreciated that she was there if I had needed her for anything (not that I did, but you just never know!) She's a very interesting person and she struck just the right note in being there as a host, but also letting me do my own thing. he bedroom is quite large for a NYC place, but still, it's NYC and the W Village, so anyone travelling from out of town needs to keep in mind. It's plenty of room for 1 person, and maybe even 2 people as long as you realize it's a NYC brownstone. I would recommend Ann's place to anyone who wants to have a unique place to stay in the city. I really hope that I can stay here again the next time I come to NY!

Comments: Ann ist eine freundliche Gastgeberin, die sehr gut kommuniziert und einem alles erklärt was man zur Unterkunft wissen muss. Sie hat ein paar Regeln, an die sich der Gast halten soll, und das ist auch in Ordnung. Das Zimmer war exakt wie in der Beschreibung. Die Einrichtung ist sehr gemütlich und bequem. Es fehlt Platz um Klamotten zu deponieren. Die Lage ist fantastisch! Die Strasse ist nachts ruhig, aber bis 11:00 Uhr macht der Pub gegenüber Krach, weil alle Raucher draußen stehen. Das Bad ist aber definitiv zu klein. Die Dusche ist gleich das Bad, beim Duschen wird alles nass. Ich denke ich würde nächstes Mal lieber eins teilen wenn es dafür größer ist und eine richtige Dusche hat.

Comments: I had a great stay at Ann's. Checking in and out was easy, and I appreciated the house details being printed out. The room is super comfortable, clean, and as described and has a great heater as it's starting to get chilly in NYC! And the bathroom is a bit odd, as has been mentioned before, but it's such a score to have your own bathroom and it looks out at the back garden which is really cool. The location is awesome, near cafes & subway and easy walking to so many other great neighborhoods. It is across from a bar, but I never needed the white noise machine, I slept really soundly. And in total there is only 1 flight of stairs... no crazy walkups. I highly recommend!

The place is just as described, and on a relatively quiet street right near lots of happening spots. If you want the authentic Greenwich Village experience, I would recommend. I'm sure there are tons of great locations in the West Village, but I don't any are better than this. Ann's place is on a side street that is relatively quiet, but still very lively. The windows of the guest room look out over the street, so it feels like you're really in the Village. - Ann is super nice, communicative, and knowledgable about the area. She was always available for questions. - The place is beautiful, the shower is fantastic (the entire bathroom is the shower; sounds odd but works great and is really sort of cool), the guest room feels very private. You truly have your own space while staying here.

She as vast bookshelf in the room which is rare these days. the bed is comfortable. the green couch is nice & relaxing. she has installed a white noise machine in the room which super useful to tune-out outside noises. Its location is great. everything is nearby. I had a good stay except the checkout process. My flight was in afternoon but I was asked to leave exactly at 11AM which I can understand as that's the checkout time. Hence, I complied. However, even when I checked out was the room & was waiting for my uber in the common area. she kept asking when would I leave. I felt unwanted. So I took my luggage & preferred to stand on street while waiting for my uber to take my to airport instead being inside of the house where I felt unwanted. So you are planning to stay here, I would advice you to discuss the checkout process upfront.

Comments: I had to change accomodation suddenly and booked this apartment at midnight on the day I was arriving. Ann got back to me straight away to confirm even though she was sleeping! She was a wonderful host, very helpful and always welcoming. The area is one of my favourites and the apartment is just steps away from Bleeker Street (cafes, shops, whatever you need), very close to transport and the lovely Hudson River. The apartment is stunning, in a gorgeous street which was quiet and safe. There is a bar across the street but it was not busy or noisy at all, if there was noise there is a machine provided in the room with sounds like white noise or rain which you can use to help you sleep. Comments: Ann kept in touch with me before and during my stay to arrange to let me in , showed me where things are and how they worked and even offered to let me leave my luggage there after check if I wanted. The place is in a great location in the Village right in the middle of things. I was attending a technical class at AbleCine video rental house which was about 10 minutes walk. Daddy-O's pub is just around the corner and their kitchen stays open late, just past the pub is The Grey Dog which has a great breakfast selection. It was nice to just walking around the area which is designated as historic on one plaque I saw.

There are amazing artifacts and art work everywhere each day I discovered something new. In addition a treasure trove of books. The neighborhood is one of my favorites in the city and I know I will return. Subway is close by, buses are available, and you don't have to walk far in the morning to get a great cappuccino.

I was in town for a conference and was barely in the beautiful suite, but I felt so comfortable being able to come and go. The room is just as beautiful as the pictures show and the artwork is just fabulous. The private bathroom was extremely convenient and I loved the waterfall shower-head. Ann's cats were also so sweet and well-behaved. If I attend the same conference next year, I would absolutely love to spend my nights in this suite again! Absolutely recommend!

Comments: Yes, I felt very welcome. Ann knew I wanted to check in a bit earlier than 1pm, and she called me once the room and bathroom were ready. I wanted to stay in the West Village, so I knew what the area was like. My stay included Friday and Saturday, so there was some noise, but I used earplugs, and it was no problem. The room was beautiful, and I loved having a private bathroom. I would definitely stay there again if our schedules worked out.

There is a big mirror outside the room between the bathroom and stairs and people look nice in it. Cats are so cute and sweet. Coming back after a tiring day, they may sit by the door to welcome you! Around the corner are a bar, many restaurants and boutiques, it feels good to walk around and explore the old street. The host is very nice and accommodating. My check-in delayed for about 2 hours because of the traffic and the heavy rain, but Ann waited for me until I finally came. Thank you for that! I really had a tight schedule for these 2 days, but I hope I can come back in the future and further explore the house and the surroundings. Thank you!

The surrounding neighborhood is nice but like most NYC neighborhoods there can noise all night of varying degrees. Anne provides a white noise machine and the means to regulate the temperature of the room, separate from the rest of the house. Anne can also give great recommendations to surrounding cuisine and will happily walk you through all maintenance and upkeep expected during your stay.

Ann is very kind and accommodating (and I suspect very cool given the various art pieces in her home). The views are gorgeous (so many windows), and the location is also the best that I've ever been lucky enough to be in for a stay in NYC. Right around the corner from famous places like Cafe Wha? and the Comedy Cellar, and in a five minute walk you can get pretty much anything on the planet. And in the bedroom there's a little station for water and hot tea, a bunch of cool lamps of different varieties, a space heater, a white noise machine, and a million books!

The location in the West Village is perfect. It was a very cold windy night when I stayed there and the room needed the space heater that Ann thoughtfully provides. The only downside was that the apartment is across from a tavern and there were folks out on the street being loud till late (it was a Saturday night). Ann provides a sound machine, which was much needed (and helped a lot). The room and bath were as advertised and very well appointed (ie, toiletries in the bath, towels, etc). Lovely space.

Situated near the subway, beautiful tree-lined avenues and a wide range of restaurants and cafes. The room was tastefully decorated and comfortable with access to the shower/toilet on the same floor. The bed was comfy. I would have welcomed some tea making facilities, however, after traveling on the city subway from JFK (which is actually quite doable and takes around an hour). The environment is gorgeous and I can thoroughly recommend a stay here. I will certainly return and could easily spend a week here exploring city life!

Friendly kitty household -- I enjoyed meeting and petting them, though folks who don't love cats might not love that. Bars/restaurants downstairs and across the street were noisy rather late, but it was a Friday night, so not surprising. I hadn't realized there wasn't air conditioning (I'm sure I just missed it), but I was comfortable with the window closed and just the ceiling fan after a warm September day. The location is very convenient to a number of subway lines and provides very easy access to lower Manhattan. I was there on a weeknight, and it was quiet. Many restaurants are nearby along with so much more. My stay was short, and I traveled with only a backpack. If I’d had a suitcase, I might have had trouble on the curved stairs to the second floor—but I am 70 and not as sure footed as I used to be.

Comments: NIce place in a great neighborhood. There are many good restaurants within a 5-8 minute walk. Bed was small but very comfortable. Renters should be aware that the bathroom is a European style, that is, there is no separate shower stall. The shower head is in the middle of the bathroom ceiling so the entire bathroom is in effect the shower stall. Not a problem once you're used to it, but just be aware that is the design.

Not sure where it came from and I am sensitive to it so it may not be an issue for other lodgers but for militant non-smokers it could be an issue. The weather was cold during my stay, but the space heater kept the room toasty. However, the bathroom (which maybe doesn't have a heat source? I'm not sure) was cold. Still, it was great to have a private bath, which seems a rarity for an Airbnb in that neighborhood, based on the listings I saw. There are many thoughtful amenities, including a white noise machine, iron, hairdryer, and electric teakettle in the room, and high quality shampoo, conditioner, and other products in the bathroom.

Ann is a fantastic host and she is straight to the point and makes everything clear for the guest. You get to use the whole second floor to yourself and you get perfect privacy. The house is very cozy and really helped me feel like a New Yorker for a week. Greenwich village is a great place with lots of great restaurants and bars. Would stay here again when traveling alone in NYC.

Comments: I was visiting NYU and this was the perfect location for my needs and the freedom to come and go as I pleased was just what I needed. The property is situated in a very convenient part of the city with lots of bars and restaurants. You can hear the noise from the tavern across the road (on busy nights) but it didn't bother me much as I was pretty shattered each night and fell asleep quickly. Ann is a lovely host and attentive to your needs but also values her privacy. The room was lovely and a great place to stay if you love books. Recommended!

Comments: Cosy and comfortable stay in a fantastic location. This is the ideal place if you are a foodie as there are some amazing restaurants just a few minutes walk away. The metro connections are great, you can get anywhere pretty quickly! Quite a few sites are within a 30 minute walk. Ann was very welcoming and hospitable and made sure my stay was comfortable, enjoyable and stress free! She responds to questions very quickly. I would love to stay there again!

Comments: This is a well located place (quite noisy though), you have a large room for yourself + your own bathroom. The bathroom is a bit odd because the shower is just in the middle of it, but this is fancy. The real problem is that I had explicitly asked Ann if I could leave my luggage until time for my late plane and she replied yes upon reservation; but it had become no by the time I arrived, without any advance notice. The reason is that Ann had a chance to rent her full appartment to a family, it would earn her a lot of money, and the arrangement we had seemed to not matter anymore. Wake-up on Sunday morning was 8:30 am because the maid had to clean the whole appartment and I was asked to leave my room by 10:00. Much of this would have been acceptable if stated and agreed in advance. But I don't think failing the contract when I am there and have no other option is at all fair.

Comments: I suppose the best review one can give is to say next time I am in NYC, I will stay here again if it is available. The host communicates effectively. The location is excellent if you are looking for that area of the City. The house is 150+ years old so that adds to its character almost as much as the owner has. I’d live there in heartbeat but if you want the Hilton then your tastes and mine differ, that is merely an observation not an editorial. The host states up front she does not interfere or necessarily interact with guests but if you need anything including transportation tips etc. she is completely accessible. It is very reasonably priced, in fact from my past experiences in the city I consider it a value.

House (shared with host) was quiet and fun to have friendly cats. Because it's off 7th Ave, there was some street noise. Overall much more interesting than the standard hotel!
